"For those seeking a spot on the water-front of the Blue Lagoon this must surely occupy one of the optimal locations. Elms Avenue is especially sought-after as it is one of the few roads in the area where a true family garden can be sought in combination with direct water frontage. The sensational views form a panorama across the Lagoon and outwards to Poole Harbour with the Sandbanks Peninsula on the horizon. The grounds are generous and form a superb setting, the rear garden being approximately 100ft long. The current house was built in the 1960s/1970s vernacular but it is surprisingly bright and welcoming with versatile accommodation over three floors. The accommodation is generally well presented and tastefully decorated throughout but with potential to modernise and update in some areas. Panoramic views are afforded from all levels starting with the ground floor, where the Living and Dining Areas connect to the private Sun Terrace (which incorporates the outdoor swimming pool)

The accommodation is generally well presented and tastefully decorated throughout but with potential to modernise and update in some areas. Panoramic views are afforded from all levels starting with the ground floor, where the Living and Dining Areas connect to the private Sun Terrace (which incorporates the outdoor swimming pool) via sliding patio doors. There is a semi open plan connection to the kitchen area, which is well-equipped but would benefit from updating.

A single flight of open-tread stairs leads to the first floor, where three of the four bedrooms benefit from elevated views of the water. The master suite boasts its own en-suite bathroom and fitted wardrobes with sliding doors.

The top floor incorporates a spectacular additional Sitting Room or Studio which benefits from a vaulted ceiling, a private sun balcony as well as the most spectacular views. An additional room could serve as an occasional Bedroom Five or a Study, if required.

The rear garden boasts a private Sun Terrace including an outdoor swimming pool with steps at one end. The remainder is given over to a well-tended lawn with mature planting in and around beds and borders. A detached tandem garage houses the ancillary equipment for the pool (which can be heated) and a very useful addition has been made in the form of a stand-alone Sun Room. Casual and guest parking is available to the front of the dwelling, which is mainly given to hard-standing.

In our opinion the house offers excellent value and incoming owners might opt to refurbish or remodel, according to their tastes. However, the plot could also be suitable for complete redevelopment (subject to the necessary consents which cannot be guaranteed). Indeed, the current owners obtained detailed planning permission (ref APP/11/00310/F) in 2011 for a highly contemporary dwelling set out over four floors by award winning architect David James, although this has now expired.
