The Property
Meadow House is believed to be in excess of 300 years old of mainly timber frame construction with a thatched roof and later brick and block work wall extensions. Surprisingly the house is not of 'listed' status, yet the property boasts many original features from inglenook fireplaces, to heavily timbered rooms. Since purchasing the property, the vendors have updated the cottage with a complete re-thatch approximately 10 years ago and a large rear extension being completed in 2008. More recently, the vendors have installed a brand new 'Kingspan' treatment plant and re-thatched the ridge of the roof. A front porchway welcomes you into the home, where there is plenty of room for boots and coats, before entering the original cottage. The first reception room is the main sitting room and immediately, you will notice the large inglenook with tiled hearth, bressumer beam and a multi fuel burning stove. The room is triple aspect and enjoys views over the front gardens and rear. Off the rear hallway is a shower room which was added at the time of the rear kitchen extension in 2008. The fully fitted suite comprises a large walk in shower, low level WC and hand wash basin, all set on a tiled floor. To the rear of the house is the large kitchen extension which was completed in 2008 and really is the heart of the home. On entering you will notice the light and airy accommodation owing to the velux windows, vaulted ceiling, light tiled floor and the large rear windows.The kitchen is fitted with a good number of wall and base units, with plenty of space for a range style cooker, an American fridge/freezer and other utilities. The boiler is housed below the units with an inset sink located at the back of the kitchen enjoying views over the garden. With ample room for a large dining table or sofa, the room is versatile and is used all year round by the vendors. The property has two staircases, both with good tred depth and size which lead up to the first floor. The main staircase leads up to the first floor landing, where two bedrooms and a bathroom are located. The annexe complex is situated in the rear garden and briefly comprises a utility room/store, kitchen, sitting room, bathroom and a bedroom. The annexe is very spacious with excellently proportioned rooms and could be extended by incorporating the garage into the accommodation. Currently, set up as an office, (council tax exempt) the annexe could be used as a holiday let, further accommodation or as an office space, subject to relevant consents.

Meadow House is situated back from the road, behind other properties which are located on The Street,
benefiting from privacy and seclusion, yet still being in the heart of the village. North Lopham boasts a popular public house (The Kings Head), a post office/store, primary school, church and a community centre. Further amenities are located in either Hopton or Kenninghall with a wider range of facilities.The bustling market town of Diss has three supermarkets, further schools, sports facilities and a beautiful mere. Directions
From Diss, proceed out of the town via the A1066 through the villages of Roydon and Bressingham. On entering South Lopham, turn right signposted 'North Lopham' on Church Lane. Follow the road into North Lopham and onto The Street. On reaching The Kings Head Inn, on your left hand side, the driveway to Meadow House will be directly opposite.
