WELL MAINTAINED THREE BEDROOM DETACHED CHARACTER COTTAGE, with PICKET fence, SCENTED honeysuckle, ROSES and evergreen clematis climbing to the front and rear, scenting the air with their PERFUME and creating a quintessentially PRETTY PICTURE. The property has undergone a programme of SYMPATHETIC RESTORATION and is very WELL MAINTAINED and PRESENTED throughout, offering many PERIOD FEATURES. The kitchen/breakfast room is unusual for a cottage as it is 24ft long with high ceilings and big windows. This is truly the heart of this home with it's rustic pamment floor, original butler sink and space for a range. The sitting room is open plan to the dining room with double doors out to the rear garden. Both rooms offer open fireplaces. The bathroom and utility room are to the ground floor along with a study area. To the first floor are three bedrooms. All can accommodate a double bed and have exposed wooden floors and exposed brickwork to the master. The owners have considered converting part of the third bedroom, which is over 14ft in length, to a shower room, as the services are already in place and therefore could be done with minimal disruption. The front of the property is landscaped to low maintenance shingle with a range of plants shrubs, flowers and climbers. To the rear is a low maintenance paved garden with semi circular patio and raised beds with an array of cottage style planting, framed by an old brick and flint wall. There are two outbuildings. One is brick under panicle and is used partly as a utility room with power supply, and partly for storage. The other is brick and flint and is used as a shed. There is a generous car port, part enclosed by a flint wall, which is tidily paved and benefits from power and light.
LOCATION: The property is situated within a conservation area in the village of North Lopham, a picturesque and well connected Norfolk village. It combines the benefits of rural living with access to wider amenities and transport links. The village offers a store and post office, public house and primary school. Diss lies approximately 7 miles to the east and is a busy market town offering major supermarkets, well regarded schooling and a fast commuter rail link to London Liverpool St (circa one hour and a half) and Norwich.
