SITUATION The Malthouse is situated a short, level walk away from Totnes town centre. Totnes is a bustling and thriving market town that retains much of its original character, full of interest with a wide range of good local schools, shops and recreational facilities including indoor swimming pool and boating opportunities on the River Dart. Totnes is well connected; the A38 Devon expressway is approximately 6 miles away, allowing speedy access to the cities of Exeter and Plymouth and main line rail links are available in a little over 3 hours to London Paddington and Waterloo and easy connections to St Pancras for Eurostar. DESCRIPTION The Malthouse is a period building, situated adjacent to the River Dart, which has been converted into apartments. An archway approached from New Walk leads to a paved entrance courtyard from where the communal entrance hall is approached, with stairs and lift access to the upper floors. This second floor apartment is presented to the market in good decorative order and has a pleasant aspect from the front windows across parts of the town to countryside on the fringes of the town. There is night store heating and sealed unit double glazing. There are superb riverside walks nearby. ACCOMMODATION From the second floor landing a private entrance door leads to Flat 19. The spacious entrance hall has a secure entry phone system and loft access. There is ample storage comprising of a cloaks cupboard and an airing cupboard which contains the hot water cylinder. A further inner hallway has a good sized cupboard with hanging rail. The living room has a feature deep-sill window with a lovely open aspect. Bedroom 1 is a nicely proportioned room with a window with a good aspect over parts of the town towards the castle. Bedroom 2, also a double room, has a similar aspect.
