SITUATION Huxhams Cross is a collection of terraced houses and bungalows arranged around an open green. It is an ever popular location, largely due to a strong sense of community and the close proximity of Dartington Village, the Rudolph Steiner School, the local primary school and Dartington Hall. In addition Huxhams Cross has a community orchard. The medieval market town of Totnes with a wider range of facilities and individual High Street shops lies approximately 2 miles away. Totnes has primary and secondary schools, a leisure centre/swimming pool and boating opportunities on the River Dart. The A38 Devon Expressway is approximately 5 miles away, making for fast access to Exeter and Plymouth. DESCRIPTION This extended end of terrace property has been much improved by the current owners and is situated on a large level plot. There is a Rayburn, attractive tiled splash backs and a fitted 5-ring Smeg gas hob with Smeg oven under, oak flooring, two integrated fridges, space and plumbing for a slim-line dish washer and washing machine. To the first floor are three bedrooms, two of which have rear facing uPVC double glazed windows enjoying lovely rural aspect over the surrounding area and overlooking the rear garden. The third bedroom has uPVC double glazed window overlooking Huxhams Cross green and has a good range of built-in cupboards/wardrobes. On the first floor landing is an airing cupboard housing the hot water cylinder and a further cupboard housing the recently installed central heating boiler. The bathroom has a modern suite comprising of a part curved bath with attached shower screen, a full height tiled surround and shower over. There is a vanity unit with basin set in a tiled surround with cupboard under, a W.C., a slate tiled floor and a ladder stye radiator/towel rail. TIMBER OUTBUILDINGS There are a collection of timber outbuildings approached from the rear of the property, two of which have an undercover decked approach. One of these buildings serves as a studio being fitted accordingly to a high specification with power and light, a desk unit and cupboards and shelves. The adjoining outbuilding is also fitted with power and light and electric heating and has double glazed windows and currently serves as an occasional living space. On the roofs of these timber buildings are photo voltaic panels, along with the solar panels on the roof of the main house. In addition there is a large timber summerhouse with decked entrance as well as power and light and there are various further timber sheds/stores.
