Lydwell Road is situated just off Higher Warberry Road, a Conservation Area known locally as the Warberrys. The surrounding properties are of individual design, graced by large plots and positioned on a sheltered hillside.
A good range of recreational, educational and cultural facilities can be found in the delightful town of Torquay, which has the highly regarded Torquay Grammar School for boys and girls and, of course, its marina. Tor Bay, known as 'The English Riviera', has over 20 miles of coastline combining the towns of Torquay, Paignton and Brixham and featuring a splendid mix of cliff tops, beaches and hidden coves. Due to the warming effects of the Gulfstream, the area benefits from a mild climate.
Communications are excellent with the A380 linking Torquay to the M5 motorway. Trains to London Paddington depart from nearby Newton Abbot with a connection to Torquay. DESCRIPTION Completed in 1998 with spacious, well thought out accommodation laid out over one level with high ceilings, this property is quietly tucked away from others on the road. Located centrally in its plot with well-maintained landscaped gardens front and rear you can really appreciate the privacy and seclusion this comfortable home offers. The shops of Wellswood are not far away and access is easier from this property than others on the road with a gate from the bottom of the garden to Acre Lane leading to Babbacombe Road, where there is also a bus stop. The house lends itself to being extended further if required, subject to planning regulations. ACCOMMODATION A covered porch area over the front door leads to the spacious and light reception hall with a high vaulted ceiling adding to the roomy feel. The kitchen/breakfast room has a comprehensive range of white wall and floor mounted units under a roll edge worktop with gas hob, Bosch split level double oven, and space for a dishwasher. There is space for a large breakfast table and a sliding glass door opens the room to the decked terrace. Between the hall and the garage is a utility room with storage, worktop and sink, plus space for a washing machine and fridge freezer. A door from the kitchen leads to the dining room with access from the hall, again of a good size with views over the garden. The sitting room is a light room thanks to the triple aspect and sliding glass doors opening to the decked terrace. A stone fire surround with gas fire adds a focal feature.
There are four double bedrooms, the largest is the master bedroom which overlooks the back garden and benefits from an en suite shower room. Bedrooms 2 and 3 have built in wardrobes and share the family bath and shower room with bedroom 4. Bedroom 4 is used by the current owner as a home office.
