SITUATION
This spacious property stands in a very much sort after residential area. It is within an easy drive of most of the amenities of the centre and well placed for easy access onto the exit routes, bringing the neighbouring towns all within easy commuting. For the maritime enthusiasts there are deep water moorings within Torbay with tidal harbour in neighbouring Paignton. For the golfer Torbay has its oldest golf course at Churston, but within short drive is also Stover at Newton Abbot, Dornafield at Ipplepen.

CONSTRUCTION
Built in traditional cavity walls rendered under a tiled roof, there are replacement windows principally in aluminium and central heating is from a wet radiator system with a gas boiler.

DIRECTIONS
From Totnes take the Paignton road out of the town, bearing left sign posted to Berry Pomeroy. Proceed along this road, passing through Berry Pomeroy across a mini roundabout and continue until you come into Five Lanes Road, which leads through Marldon linking to the old Vicarage Hill and Vicarage Road roundabout junction, pass through this roundabout into Preston Down Road and on arriving at the next roundabout just a short distance along, proceed again to cross over this roundabout ignoring the first turning to the left, but taking the second. You are now in Preston Down Road and driving in the direction of Preston/Paignton. Continue until you come to an 'S' bend, which takes you into Sandringham Gardens, proceed along Sandringham Gardens and turning into Hilton Drive on your left hand side, proceed down Hilton Drive, turning left into Cockington Lane, proceed along Cockington Lane and continue along this road, ignoring the turnings on your left and right continue as Old Paignton Lane. At the end of Old Paignton Lane there is a 'T' junction with Broadpark Road, turn left and then first right, proceed up this right hand turning which is Broadley Drive and at the very top, bearing around to the left, the first turning left is Mendip Road. Take this turning and take the second turning right which is Quantocks Road, number 8 is on the left hand side as you proceed along Quantocks Road.
