SITUATION The bungalow at Lower Woodburn Farm occupies a rural yet accessible position within mid Devon with excellent access to the A361(North Devon link road) running between Tiverton and Barnstaple, as well as the B3227 running between Bampton and South Molton, about one mile to the north of the property. The M5 and Tiverton Parkway railway station lie seven miles east of Tiverton.
The Devon / Somerset border and Exmoor National Park lie about three miles to the north with a wide range of recreational and leisure opportunities within the park. Dulverton, well known as the Gateway to Exmoor, is approximately five miles away and offers a variety of shops together with a bank, post office, chemist, doctor, dental, and veterinary surgeries, a library, primary and middle schools. Tiverton lies about eight miles to the south east and is an old market town with an historic castle on the banks of the River Exe. There are several supermarkets, a wide range of shops, a modern district hospital, support centre and an 18 hole golf course. There are schools for all ages at Tiverton including Blundells public school.
The university and cathedral city of Exeter lies approximately 25 miles away and boasts a wealth of shopping, recreational and leisure facilities. The city benefits from excellent communication links with access to the M5 and main line rail services to London, via Tiverton Parkway, and the rest of the country. Exeter airport (approximately 32 miles) lies to the east of the city and offers national and international flights.
