LOCATION The property lies on the little known peninsula between Plymouth Sound and the estuary of the River Yealm in South West Devon. This is the far western end of the South Hams and offers the glorious scenery for which this area is renowned. Within half a mile of the property is the rugged coastline, accessed via the South West Coast Path, on the hillside opposite Newton Ferrers and Noss Mayo. The large village of Wembury offers a wide range of local facilities including a variety of shops, health centre, school and bus routes. Plymouth City Centre is about six miles away with the comprehensive facilities of a large city including the famous Hoe, waterfront, Theatre Royal, large university and cross channel ferry port giving access to Roscoff in Northern Brittany and Santander in Northern Spain. Access to the area is via the A38 Devon Expressway which links to the M5 at Exeter, a distance of some 42 miles.
 
There are several walks accessible directly from the house through Wembury Woods and across fields above the River Yealm, cross country paths connecting to different parts of the South West Coast Path and directly to Wembury Beach (about half a mile by foot).
