"A fine family home in need of some modernisation set in excess of half an acre of gardens on the rural edge of Torquay.4 Bedrooms, kitchen & utility, sitting room, dining room, sun lounge, family bathroom, garage and gardens. EPC Band E.
SITUATION The Rowans is situated in the heart of the rolling south Devon countryside on the rural edge of the village of Kingskerswel,l which is situated between the English Riviera and the market town of Newton Abbot and is particularly well placed for those that need to commute to the county capital of Exeter. Rural yet not isolated is very much the mantra of this wonderful family home, situated amongst the unspoilt countryside and the rolling meadows, with far reaching views towards Dartmoor national park and over Kerswell Down.
At Newton Abbot the A380 is easily accessed providing speedy access to Exeter and the M5/M4 Motorway network beyond. There is an intercity railway station at Newton Abbot providing access to London Paddington. The regional capital and Cathedral city of Exeter offers all the big brand shopping one could wish for, as well as an international airport, which offers a wide variety of business and leisure destinations within Europe and beyond. There are many fine golf courses in the area. There are a number of excellent state and private schools within reach including Torbay's two well-regarded Grammar schools, not forgetting some of the best sailing waters in the county. DESCRIPTION Constructed over two levels and sitting neatly in its own plot that extends to in excess of half an acre, the Rowans makes a fine family home. Today the house would benefit from some modernisation and is unencumbered by a forward transaction. We believe, subject to the necessary constraints there would be potential to extend the house further if indeed required. ACCOMMODATION We understand that this wonderful home was constructed in the early part of the last century and has been extended more recently to create further accommodation. The house is approached from a residential road that eventually becomes a country lane. The tarmacadam driveway leads to a parking and turning area, where there is access to the sizable double garage and further parking area suitable for a motor home or boat. The house is located relatively centrally in its plot which increases the unrivalled feeling of privacy and tranquillity. The house is rendered under a pitched slate roof. It is conventionally laid out over two levels, to the ground floor you will find the reception accommodation, which whilst requires some cosmetic updating has the makings of a very fine home. On entering a spacious inner hallway which leads to a vestibule, before this, and accessed via double doors is a snug or play room. The vestibule gives access to the principal reception rooms, and stairs rise to the first floor. The formal dining room is spacious and light, a glazed door leads to the terrace beyond, and the room benefits from a fireplace currently with an open fire however there is a gas point on the hearth should you desire an alternative. The sitting room has a bay window taking in the far reaching views of Dartmoor and over the rolling fields and gardens. A further fireplace with gas fire keeps you cosy on winter's evenings. The kitchen is a modern affair, with wall and floor mounted units, and some integrated appliances and still plenty of space for a good sized breakfast table. A utility room leads to the double garage. The Ground floor also host a cloak room area, which is sensibly beside the back door.
To the first floor there are four double bedrooms and a family bathroom with a separate WC. From this level the splendid views get even better, the generous ceiling heights continue at this level. GARDEN & GROUNDS The plot that measures 0.552 acres (0.223 ha) is secure for both animals and children the gardens are ring-fenced by Devon Bank or Stone walling. There is a large area of terracing to the western elevation that is prefect for alfresco dining and enjoying a cold glass of something whilst watching the sun set over Dartmoor. The bottom of the garden backs onto fields and the entire plot enjoys a surprising degree of privacy. Today the gardens are a little over grown and require a light touch from those with green fingers. SERVICES Mains water, drainage, electricity, gas.
