SITUATION Little Bovey Farm is situated in a rural position close to the eastern edge of the Dartmoor National Park, therefore having ample opportunity for a wide variety of outdoor pursuits including walking and riding within the facility, as well as good accessibility to the South Devon coast.   Bovey Tracey (1 mile) provides a good range of shops, services and amenities including primary school. A wider range of amenities including secondary school is found at Newton Abbot (8 miles).   The university and cathedral city of Exeter (18 miles) provides a vast range of amenities to be expected of a regional centre of its size, including excellent shopping, theatre, dining and sporting and recreational pursuits. There are mainline railway stations at Exeter on the London Waterloo and Paddington lines. Exeter International Airport lies 3 miles to the east of the city.   Little Bovey Farm is only 2 miles from the A38 which gives good access to the M5 motorway as well as Plymouth and Torbay. DESCRIPTION Little Bovey Farm is a substantial period attached farmhouse. Despite its age, which we believe dates back to the 12th Century, and period features, the property is not Listed. These features include several open fireplaces, much exposed ceiling beams and stonework, as well as three staircases to the upper floors.   Whilst the property would benefit from a degree of modernisation and refreshment, it offers spacious accommodation with good sized rooms and high ceilings.   On the ground floor is a substantial kitchen/breakfast room with solid fuel Rayburn, living room with open fire and dining room with open fire. There is also a second kitchen with utility room and several useful storage rooms to the rear of the property including an old dairy which houses the tack room.   Staircases lead up to the first floor accommodation which comprises five double bedrooms and two family bathrooms. From the second bedroom a staircase leads up to the sixth bedroom on the second floor which has exposed timber A-frame beams and stone walls. A door from the upper landing leads into the loft space which is substantial and has the potential to be converted into further accommodation, subject to planning. OUTSIDE A pedestrian gate in the pillared front walls leads to a path to the front door through the front garden which is enclosed and laid to level lawn. To the rear of the farmhouse is an enclosed courtyard with a number of storage areas and three kennels. To the side of the house is a large poultry run.   Diagonally opposite the house is a gate leading to the stables. This modern stable block with power and light comprises 6 LOOSE BOXES with concrete hardstanding area. A further gate leads to the level paddock which amounts to about 2.5 acres.   50 yards from the house is a further paddock of about 2.5 acres. This paddock is level and bordered to the west by a small stream   Overall the property amounts to 5 acres. DIRECTIONAL NOTE Take the A38 towards Plymouth turning off at the Drumbridges exit signposted Bovey Tracey. Continue towards Bovey Tracey and at the first traffic lights turn right, signposted Heathfield Industrial Estate, continue to the end of the road and turn left. After approximately 100 yards take the first right and proceed over the River Bovey and Little Bovey Farm can be found on the left after a short distance. SERVICES Mains water. Mains electricity.
