SITUATION Blenheim is situated on the fringes of the town of Bovey Tracey. The bustling town centre is only a short distance away making it easy to access all of the amenities and facilities including medical, veterinary and dental services, deli's, galleries, banks, bakeries, library, churches, pubs and schooling. There is further excellent schooling at Liverton, Torquay Grammar and Stover. The A38 Devon Expressway, linking Plymouth and Exeter, is approximately 2.5 miles away. There are mainline railway stations to London at Newton Abbot (6 miles) and at Exeter (15 miles). The busy market town of Newton Abbot has a comprehensive range of shopping and recreational facilities. The university and cathedral city of Exeter has a wide range of facilities befitting a centre of its importance including excellent dining, shopping, theatre, sporting and recreational pursuits. Bovey Tracey is 'the gateway to the moor' and Dartmoor itself offers many thousands of beautiful unspoilt moorland acres in which to pursue a wide range of outdoor activities including walking, riding, cycling and fishing. There are golf courses at Stover, Bovey Castle and Teign Valley. DESCRIPTION Blenheim is a substantial detached property dating from, we believe, the early 1890s. For over one hundred years it was used as a hotel before reverting to residential use in 2004. It has an interesting history and it is said that there were links with the family of the Duke of Marlborough indeed there is an entry in the visitors book from Lady Edward Spencer Churchill in 1913. It enjoys many of the characteristics one would expect from a property of the late Victorian era including well-proportioned rooms with high ceilings and bay windows. It retains many of the original character features including the servants bells, sash windows, original fireplaces, intricate cornicing and stained glass windows. Overall the property offers accommodation of nearly 6,000 sq.ft. Laid out over 4 floors. The property would benefit from a good degree of modernisation and refreshment. ACCOMMODATION Please refer to the floor plan for the full layout, but the attractive facade has an entrance porch with cloakroom leading to a most impressive reception hallway with large turning staircase. There are 4 principal reception rooms on the ground floor with fireplaces, bay windows to the front and much decorative plasterwork. There is a large kitchen with oil-fired Aga and a range of units. There is a further back kitchen/utility room, store/larder, rear hallway with back stairwell with stairs to both the cellars and the first floor together with servants sitting room/bedroom with shower and study. On the first floor is an impressive galleried landing with 8 bedrooms off along with bathroom and 2 cloakrooms. Two of the bedrooms on this floor have showers, a further bedroom has a cloakroom and most have wash basins. On the second floor are the former servants quarters which comprise 5 bedrooms and storage room with bathroom off. THE GROUNDS From Brimley Road there is a turn into a large gravelled driveway with ample parking and turning space. Surrounding the property is a large level lawned area whilst the path sweeps around to the rear of the property where there is a double garage and a number of sheds and polytunnels. There is a small coppice area and throughout the grounds are a number of well-established trees including lime, copper beech, pine and sweet chestnut. At the first roundabout turn left into Pottery Road, continuing into Wallfield Road. At the T-junction turn left into Brimley Road and continue out of the town towards Dartmoor.
