"An exceptional detached modern house recently cleverly built, with very good sized rooms, and a delightful and sizeable garden.

THE PROPERTY
Tucked away in a fantastic location in one of the most sought after villages, first glimpses of this wonderful property are most impressive with its attractive rendered fa ade under a pitched slate roof. This amazing building project was started in 2020 and followed a fastidious programme of works, with an enormous amount of flair and attention to detail.
On first entering the property it is difficult not to smile, with a very good sized hall and cloakroom and large study bedroom.
Double wooden doors open out to a large inner hallway with wooden steps leading down to the most incredible open plan family kitchen and dining area with huge floor to ceiling windows boasting unspoilt views over the delightful south facing garden. The kitchen is quite simply as good as it gets and forms the most perfect hub of the house, incorporating an AEG twin oven, and full range of integrated appliances. There is also a large island and plenty of room for a dining breakfast table. From the kitchen are bi folding doors opening out to the most fantastic terrace, a true sun trap and ideal for al fresco dining.
Alongside the kitchen is a utility room, with a washing machine and dryer, and direct access to the gravelled parking to the front of the house. There is air source heat pump underfloor heating throughout.
Also off the inner hall is also a large and perfectly proportioned sitting room with a free standing wood burning stove and double doors looking over the terrace. This is an incredibly good house for entertaining on a large scale.
The principal bedrooms are situated on the first floor, with three beautiful bedrooms including a master bedroom suite with dressing room and en suite shower room. It has double doors with a Juliette balcony that can be opened on a nice summer s day, and views over the delightful gardens. There is also a Jack & Jill bathroom shared with the second bedroom.

OUTSIDE
To the front of the property is a newly gravelled driveway with enough room for ample cars, and a double garage with electric doors.
To the rear of the property is an absolutely delightful south facing garden, a true utopia for children and animals. At the very bottom is an additional garden area which would be an ideal spot for a garden room. At the end of this is a gate which leads out to the River Lym and a lovely 25 minute walk to Lyme Regis.
All in all, this is a truly wonderful property in an idyllic yet very convenient location.

LOCATION
The pretty village of Uplyme is within a 5 minute drive to the town and beach at Lyme Regis and strikes the perfect balance between the peace and quiet of the countryside, whilst still within very easy reach of all amenities. The village has a very active community, with village store post office, Church, Primary school, village hall, play park, tennis court and Cricket Club, all within walking distance. From here, you can enjoy a leisurely stroll along the River Lim which eventually leads into the town of Lyme Regis.
Lyme Regis is a most popular and picturesque coastal town noted for its attractive period buildings, the Cobb, made famous by Jane Austen and John Fowles French Lieutenants Woman and the harbour. The town has an excellent selection of facilities, including many independent shops as well as the familiar high street brands. There are two supermarkets, a number of restaurants, and the boutique Alexander Hotel, as well as its own Theatre.
The nearby town of Axminster just five miles away has a large supermarket and a variety of independent shops and cafes, and a mainline railway station to London Waterloo. The larger city of Exeter lies some 30 miles away, with an international airport and large range of facilities and high street shopping, including a large John Lewis.
