"A most spacious detached family-sized home on a generous but private south-facing plot. Over 2,500 sq ft overall, 21' kitchen/ breakfast room, 21' sitting room, 32' conservatory, En-suite master bedroom, Four family bedrooms, Attached double garage, Generous, private gardens. EPC Band D.

SITUATION AND DESCRIPTION The property is situated in Butt Park, a small cul-de-sac of similarly-styled properties just off favoured Kiln Lane. Stokenham itself is an historic and quite delightful village with its own well-respected primary school and two village pubs. It is half a mile or so from Chillington which also has a thriving local community and more facilities than many similar villages in the area which include an excellent village Inn, post office/general stores, and centrally located health centre.

Torcross, famous for its beach and the Slapton Ley Nature Reserve is just over a mile away whilst the market town of Kingsbridge lies some 6 miles or so to the West. The historic Naval town of Dartmouth is just a little further in the opposite direction.

We understand that the property was built in the mid 1970s. It is finished with predominantly rough-cast rendered external elevations beneath a tiled roof and it is double glazed throughout with uPVC sealed units.
The house occupies a secluded, larger than average plot in a quiet cul-de-sac, away from all passing traffic and thus would be ideal for the young family. The KITCHEN/BREAKFAST ROOM is a further feature of the accommodation, being well-fitted with an extensive range of Oak-fronted units with Star galaxy, black granite work surfaces and inset single-drainer sink unit, cupboards and drawers under and LED mood lighting in the kickboards. Breakfast bar with triple pendant light fitting over. Additional range of storage cupboards, one housing the Worcester oil-fired boiler and one with a pull-out larder cupboard. Wood laminate flooring. Inbuilt fridge and freezer. A part obscure glazed door leads from the kitchen to the REAR LOBBY/UTLITY ROOM which has a tiled floor, work surface and plumbing for a washing machine.
There are TWO BEDROOMS on the ground floor one of which has built-in hanging wardrobes and sliding doors to the front and a large, extensively-tiled cloakroom with a two-piece suite in white, wood laminate flooring and ample room to install a shower cubicle, subject to plumbing provision etc.. FIRST FLOOR The LANDING has an access to the roof space and a Velux window over the stairwell, which allows light to flood in.

The MASTER BEDROOM is a particularly generous, triple aspect room with open rural views to the rear, built-in bedroom furniture and a half-tiled EN-SUITE SHOWER ROOM with a three-piece suite in white.

The TWO FAMILY BEDROOMS on this floor are a good size and again have built-in wardrobes whilst the FAMILY BATHROOM is extensively tiled and has a suite in white. OUTSIDE The property is approached via a macadamed driveway which provides hard standing for 2/3 cars and access to the:

ATTACHED DOUBLE GARAGE which has a remote controlled up and over door, and power and light connected.

To the side (east) of the garage is an enclosed compound for bin storage etc and with an ALUMINIUM FRAMED GREENHOUSE 12' x 8'

A pathway leads to the front door where there is a PERGOLA and a paved terrace. On one side of the pathway is a well-stocked flower bed whilst on the other is an enclosed lawned garden, which extends also to the side (west) of the house.

Immediately to the rear of the house - and approached also from the conservatory/sun room is a wonderful, south-west facing paved terrace with glass/steel balustrade screens and a delightful water feature. Steps lead from the terraced down to the rear garden which is lawned for ease of maintenance and afforded a good deal of privacy by numerous mature trees and shrubs. SERVICES Mains electricity, water and drainage connected. COUNCIL TAX The property is in Council Tax Band F TENURE Freehold. DIRECTIONS From Kingsbridge, take the A379 through the villages of West and East Charleton, Frogmore, Chillington and continue to Stokenham. At Carehouse Cross (in Stokenham) turn left. Pass the school on the left hand side and follow the road around to the right into Kiln Lane.
