SITUATION The property is situated within two miles of the popular Mid Devon village of Cheriton Bishop. The village is a thriving community on the eastern flanks of the Dartmoor National Park and has a well regarded pub, post office/stores, health centre and village hall along with primary and pre school.
 
The nearby village of Tedburn St Mary has a similar number of facilities. The university and cathedral city of Exeter lies ten miles to the east and has all the amenities one would expect of a centre of its importance including excellent shopping, dining, theatre and sporting amenities. Exeter has two railway stations on the Paddington and Waterloo lines and an international airport with daily flights to London. DESCRIPTION The Linhay is an attached converted barn set within a small development of similar barns and a farmhouse, forming a small hamlet. It offers spacious accommodation of over 1,500sq ft set out over two floors. There are several interesting features including many stained glass, leaded light panels. ACCOMMODATION Front door leads to the reception hallway with oak staircase to first floor and doors to the principal rooms. The sitting room has a wood burning stove and doors to the patio. There is a formal dining room which leads to the kitchen / breakfast room which is fitted with a wide range of eye and base level units with eye level double oven, hob and built-in dishwasher and fridge. Beyond the kitchen is a cloakroom and utility room which is fitted with a range of units together with door to the parking area. Off the first floor landing are four double bedrooms, one of which has an en suite bathroom, together with the family bathroom. OUTSIDE The property is approached from the lane by a driveway leading to a parking and turning area between the barn and the outbuildings. These comprise double garage and stable. External stairs lead to a workshop / studio with kitchenette and shower.
 
To the front of the property is an enclosed walled garden with level lawn and patio. From the courtyard there is access through a five bar gate, to the vegetable patch and paddock. This is gently sloping with post-and-rail fencing and measures approximately 0.88 of an acre.
 
Due to its position, there are some lovely views of the surrounding countryside from many of the rooms and the garden. SERVICES Mains water. Mains electricity. Shared private drainage. Oil-fired central heating. DIRECTIONS On leaving Exeter, proceed westwards on the A30. After 8 miles exit at the Woodleigh junction, signposted Cheriton Bishop. Continue into the village passing the pub on your left. Take the 2nd junction on the right, immediately before the village shop and post office, signposted Yeoford and surgery. Follow this road for approximately half a mile and take the 1st left at Four Crossways, signposted Hittisleigh. Follow this road for just over half a mile and take the 1st right turn signposted Hittisleigh. Proceed down the hill and up the other side, taking the 1st right turn at Pitton Cross. Proceed for approximately 500 yards and the property can be found on the right. These particulars are a guide only and should not be relied upon for any purpose."
