We are pleased as the owners sole agents to offer this impressive Grade II listed former farmhouse, circa 18th century with a late 19th century extension and was listed on May 26th 1987 and is situated on the edge of the small hamlet of Westcott in East Devon with good access to the cathedral city of Exeter and coastal towns of Sidmouth, Budleigh Salterton and Exmouth.

This delightful farmhouse is tucked away in it's own grounds of approximately 3 acres of landscaped gardens and also consists of two paddocks with stock proof fencing. The accommodation comprises five bedrooms, two with en-suite and a family bathroom. An attractive entrance hall with original staircase, cloakroom, study, sitting room, lounge, dining room, large kitchen/breakfast room, utility room, boiler room and workshop. EPC exempt.


Outside
The property is approached via a very attractive circular gravel driveway which leads to parking for several vehicles. The gardens which surround the property consist to the Northern side of sweeping lawns with an ornamental pond and walnut tree. Directions
From Ottery St Mary proceed to West Hill and continue through the village and turn left on to Exmouth Road. Take the first right on to Oak Road towards Aylesbeare and after approximately 1 1/2 miles turn right at the crossroads. Proceed for approximately 3/4 mile and turn left and continue along the lane until you reach the island at the end in Westcott. Turn right here and Westcott Farm House is accessed via a private driveway on the right."
