"THE HOUSE Meadow Rise, is nestled below Argyll Road beyond its own parking area, offering a feeling of seclusion. As you approach the property it is evident that much work has been carried out to create a contemporary and modern appearance. Within the house, the entrance hall gives a feeling of spaciousness, and leads to the bathroom, kitchen/breakfast room- with its beautiful units, built in appliances, breakfast bar and utility area; next is the sitting area that has a log burner which is perfect for inclement evenings, with the dining area at the far end and then the south west facing conservatory. Finally the second and third bedrooms are located at the front of the property and are both of good proportions. Ascending the stair case up to the landing area and to the upstairs bathroom, reminiscent of a high class hotel and lastly the large master bedroom, the first floor has restricted head height; but of particular note are the quite stunning views that are afforded from most rooms of the property, though most spectacularly from the main bedroom.

GARDEN There are gardens to both the front and the rear of the property. The front garden is planted with an array of shrubs

and trees which surround the gravel parking area. The rear garden boasts a wonderful decked area with built-in oak

seating, ensuring the best of the stunning southwesterly views across to Dartmoor. The garden below the decking is terraced to make the most of the incline and offers space for flowerbeds & a kitchen garden for the avid gardener.

ARGYLL ROAD Argyll Road is a quiet no-through road located in the highly regarded area of Pennsylvania in Exeter, with far reaching views over the Duryard Valley Park and across the city to Dartmoor. Exeter´s main train station ´Exeter St Davids´ is only a short distance away with daily direct services to London (c. 2 hours). There are many shops, bars and eateries around the breathtaking Exeter Cathedral in Cathedral Yard and further afield throughout the city. Other visual pleasures include Gandy St, Royal Albert Memorial Museum and the historic Quay. "
