Exeter International Airport is readily accessible via the M5 and A30. DESCRIPTION Higher Beers Farm has a pleasant location on the edge of the village. Brithem Bottom is a popular, small village with a collection of attractive period and modern properties. Despite its size it has a friendly and active community.
Higher Beers has long since been a working farm, now providing a great family home, as well as the current owners base for their equestrian pursuits, having many stables in the yard as well as the sand school.
There is also an attractive park home at the property which provides separate accommodation, ideal for another family.
Recently the current owners have obtained planning consent to convert some traditional farm buildings into two quality dwellings. Again, these could provide further accommodation for family, letting or potentially sold off when developed.
The large outbuilding, subject to the necessary planning consents, could provide space to operate a business. The potential is endless. THE FARMHOUSE At the centre of the property is the attractive period farmhouse with partly stone and rendered elevations under a slate roof.
It has extensive and flexible accommodation. At the hub of the house is the beautiful kitchen with a comprehensive range of cupboards and drawers with granite work surface over and a matching island with breakfast bar, with the Aga as a centrepiece set back between a stone recess.
There is also excellent reception space including a dining room, living room and a sitting room. Both the sitting and living rooms have attractive fireplaces with wood burners. Accessed from the living room is the sunny conservatory with aspect to the front garden. Also on the ground floor are many other rooms including utility, boot room, two offices (with potential for a downstairs bedroom or, perhaps, an annexe), entrance hall, side entrance room, and a rear entrance, currently used as the dog room.
On the first floor there are four excellent bedrooms, including a master with an en-suite shower room and also a family bathroom.
To the side and front of the house are attractive gardens with many plants and shrubs and a large area of lawn. There is also a pond and an above ground swimming pool. Beyond is an orchard and a large poultry run. SECONDARY HOME Positioned at the end of the garden is an attractive and spacious park home which includes 3 bedrooms, sitting room, conservatory, kitchen/breakfast room and bathroom. It has been in situ for at least ten years and prior to this a mobile home was at the property. THE TRADITIONAL BARNS In October 2013 Mid Devon District Council granted planning permission for the conversion of barns to two dwellings. Both units will have three bedrooms and have their own designated areas for parking and separate gardens.
The application number is 13/01413/full. Further information, including plans and the planning consent, are available on the Mid Devon District Council planning portal. Http://www.middevon.gov.uk/planning. Some plans and the planning consent are available from Stags via email.
