SITUATION The property is situated in the favoured village of Galmpton, surrounded by other residential property and is level, sheltered and quiet. Galmpton itself is on the River Dart and Agatha Christie's residence at Greenway, the adjacent quay and steam railway service, Churston Golf Course and several popular nearby beaches are all within close proximity. This is a thriving village community with amenities including local shops, Doctors surgery and good public houses.
 
There are two well regarded schools very close by: Galmpton Primary School and Churston Ferrers Grammar School.   DESCRIPTION Bearscombe is a detached 1930s house situated in the heart of Galmpton village. The property benefits from 4 bedrooms, one being on the ground floor providing a self-contained area for guests, dependant or relative.
 
The house benefits from many period features throughout including original coved ceilings, light oak doors and original fireplaces to name just a few. The house is south facing and enjoys sunshine all year round, slightly elevated and overlooks the secluded garden and hills beyond.
 
The landscaped gardens are sheltered, with a central and side lawns framed by pathways, mature trees, shrubs, a pond, and a raised sun terrace adjacent to the south and west aspects of the house.
  ACCOMMODATION The property is approached under a porch into the kitchen and breakfast room with a storage cupboard and pantry, a fully fitted kitchen with space and cooker point for an electric oven. Space for undercounter fridge and space and plumbing for a dishwasher. Views over the side garden and towards the front parking area.

Stairs lead to the first floor landing with doors to bedroom 1 which is a large double room with wash hand basin and windows enjoying views over the large garden. Fitted wardrobes. Bedroom 2, again a double, with wash hand basin and similar views to the garden and built in wardrobes. Bedroom 3 with wash hand basin and views over the side of the property towards the hills in the distance. There is ample storage on the landing with an airing cupboard, separate WC and family bathroom with separate shower cubicle.
  OUTSIDE There are a pair of timber gates leading to a large parking and turning area to the property with sliding garage doors into a detached garage with store room/workshop behind. This detached garage block could have the potential (subject to any necessary consents) to be converted into a home office or separate annexe.
 
A particular feature of Bearscombe are its large gardens which extend to over 0.5 of an acre and were originally designed by the head gardener at Agatha Christie's property ' Greenway' which is situated nearby. The gardens surround the property on both sides and predominately are contained to the southern elevation of the property. There are numerous paths and terraces within the garden from which to enjoy views.
 
The gardens contain separate fruit areas with raspberries and a variety of herbaceous borders with some fine specimen trees including Magnolia, Acer, Cooper beech and a large pond at the bottom. Towards the rear of the garden there are two timber sheds. One is next to the compost area and the other on the opposite side of the garden with an adjoining woodstore and used as a tool shed.
  PLANNING PERMISSION On the southern half of the garden the vendors have obtained planning permission for an eco built house which extends to 4 bedrooms and will have separate access from Bearscombe taking in a new drive on the western boundary over Orchard Close.
 
Planning permission reference: P/2014/0181/PA at http.//www.torbay.gov.uk for further information which was granted on 13th November 2014. This planning permission could be reapplied for in due course.
