SITUATION AND AMENITIES Knowle is situated 1.4 miles north of Braunton and offers a public house with dining facilities and also garage with small convenience store/post office. Braunton offers a good range of amenities including local shops, supermarket, library, medical centre, primary/secondary schooling, good range of public houses and restaurants and from here access can be gained on to the Tarka Trail. Braunton is also the gateway to the glorious sandy beaches at Saunton Sands (also with a championship golf course), Croyde, Putsborough and Woolacombe. In the opposite direction Ilfracombe is just over 6 miles with it's quaint harbour and more extensive shopping facilities and amenities. The regional centre of Barnstaple is about 7 miles to the south and where access can be gained to the north Devon link road leading through to Junction 27 of the M5 Motorway in about 45 minutes where also Tiverton Parkway offers a fast service of trains to London (Paddington in just over 2 hours). DESCRIPTION Understood to have originally been built in the 1920's with later extensions, Hillside presents elevations of colour wash render beneath a tiled roof. The main reception area and two bedrooms have attractive double glazed bow windows and there is a double glazed conservatory extension to the rear. OUTSIDE To the front there is a low stone retaining wall topped with mature hedging with central pedestrian gate on attractive pillars and pathway leading to the front door, this is flanked by areas of lawn bordered by mature shrubbery including masses of specimens such as Camellia, Monkey Puzzle etc.
 
There is access around to the left of the property to the rear garden where there is a good sized terrace, level lawn, well stocked borders, fine views into the valley, a lower terrace and a shed to the left hand side of the property.
 
From the back of the garden a pedestrian gate leads into the: PARKING AND GARAGE AREA The detached garage has an up and over door and there is additional parking for about 4 vehicles.
