Situated close to the centre of Swadlincote, Waterloo Place is within walking distance of Swadlincote town centre and all of it's amenities including shops, schools, leisure facilities and transport links.

DESCRIPTION
This property has gas central heating and UPVC double glazing throughout. To the front of the property is the entrance doorway which provides access into the lounge. The lounge has a marble style backing for a electric fire and wooden mantle. Off the lounge is a door into the second reception room, which is currently used as the dining room. Leading off the dining room is the rear window overlooking the private garden, stairs to the first floor accommodation, understairs storage cupboard and access into the kitchen. The kitchen is located to the rear and has a good range of wooden wall and base units, along with spaces for free standing appliances. A sliding door leads off the kitchen into the dryer room whilst another door leads onto a passage way leading to the front of the property. Completing the kitchen is an external doorway leading to the rear garden. To the first floor- at the top of the stairs is the landing. Off the landing is the access into the bedrooms and bathroom accommodation. Situated to the rear of the property is the master bedroom. The master bedroom is a good size double room, with views over the rear garden and built in storage cupboard over the stairwell. Situated to the front of the property is the second bedroom, also a good size double with storage cupboard. Completing the accommodation upstairs is the family bathroom, which has a modern three piece white suite, with electric shower over the bath and shower curtain.

OUTSIDE
Opposite the property is a private off road parking space, clearly sign posted. To the rear of the property is the garden, which is private and not over looked. The garden comprises of patio, lawn and a shrub area, with established borders.

DIRECTIONS
From the rear of our Swadlincote office turn left onto Civic Way, and continue to the Sainsbury's island. Take the first exit past the Greenbank leisure centre, then left onto West Street, turning immediately right, onto Waterloo Place where the property can be found towards the end of the row, on the left hand side, easily identified by our Newton Fallowell For Sale Board.
