LOCATION
Overseal is situated 3 miles south of Swadlincote, in South Derbyshire. The village was once part of the district of Seal, which included quite a number of settlements, many of which form Netherseal and Overseal today. The "Seal" suggests the area was once heavily forested - Nether meaning 'lower' and Over meaning 'upper'. Over Seal was one of the lordships given in the reign of Henry III, by William de Meisham, in marriage with his daughter, to Wm. de Appleby, together with a park, a wood, and a mill, called Woodlandes. More recently Overseal is in the heart of an area designated National Forest, and as such there are numerous walks and outdoor activities available literally on your doorstep, including the National cycle track and Conkers just a 10 minute stroll away. There is also a village primary school, a village community hall, post office general store a pub and a mini-market.

DESCRIPTION - GROUND FLOOR
A traditional style semi detached house, this property has UPVC double glazing and gas central heating throughout. Steps to the front lead to a door that opens into the lounge, which has an electric fire, tiled fireplace and wooden surround. A stripped wood, panel door opens from the lounge to an open hall, with stairs off to the first floor, a study area and a further door to the dining room. This has a built in wooden dresser and door to the kitchen, where there's a good range of solid wood base units, appliance spaces and opening to a rear lobby and guest cloakroom. There's also a door from the kitchen to the rear porch, which opens to the rear yard.

DESCRIPTION - FIRST FLOOR
The stairs from the hall lead to a half landing which continues up to the main galleried landing, with the bedrooms and bathroom off. The master is a good sized double located to the front of the house. Bedroom two is also a double, overlooking the rear garden and views of farmland beyond. The bathroom completes the accommodation and has a bath, separate shower cubicle, wash basin and WC.

OUTSIDE
The property occupies an elevated position, with steps leading to a fore garden with shrubs and flower beds. A side gate leads to the rear yard and patio, with barbecue area and step down to a large lawn with brick out house to the bottom, and view to farmland beyond.

DIRECTIONS
From our Swadlincote office, turn left into Civic Way, and take the second exit at the Sainsburys island. Continue along William Nadin Way following he signs for the A444. Take the first exit left at the island onto A444 and continue straight on at the next island and continue up the hill and straight on at the island onto Burton Road. Enter Overseal and take the left turn onto Moira Road where the house is situated immediately on the right hand side, clearly identified by our Newton Fallowell for sale board.
