"Grant's of Derbyshire are pleased to offer this most individual town house of great style and character including studio potential at ground floor level. Situated just back from Wirksworth's Market Place this particularly interesting town property provides stylish living accommodation set across three floors and imaginatively designed around a central courtyard garden. The original 18th Century building has been sympathetically extended in keeping with the historic Conservation Area surroundings. We would recommend an internal inspection to appreciate the depth of accommodation on offer.

Ground Floor Entrance Hallway 16'2 x 6'10 Max (4.93m x 2.08m Max) Having brick tiled floor, stairs which rise to the first floor, full height feature window facing the inner courtyard garden and a horizontal central heating radiator. First door on the right opens into the Bedroom Three / Studio 18'2 x 8'1 Max (5.54m x 2.46m Max) With angled full height window to the front, laminate strip floor, horizontal central heating radiator and twin double glazed doors which again aid natural light and open onto the inner courtyard which is a particularly pleasant and imaginative feature of the property. Guest's Cloakroom with WC 5'1 x 3'1 (1.55m x 0.94m) With low flush WC, wash hand basin and brick tiled floor. There is an obscured glass double glazed window to the side. Dining Kitchen 14'1 x 13'2 (4.29m x 4.01m) With a continuation of the brick tiled floor and including a range of free standing cupboards and drawers with a 'Kenwood' Range cooker and a one and a half bowl stainless steel sink unit. The best use of natural light is again utilised with high level window to the rear, two windows to the side and double opening glazed doors to the courtyard. A wall mounted 'Vaillant' gas fired combination boiler serves the central heating and hot water system. This was installed in 2012 and still has 4 years' warranty remaining. First Floor Sitting Room with Study Area 17'10 x 16'6 Max (5.44m x 5.03m Max) Here is a polished maple boarded floor, a central heating radiator and as a focal point to the room a substantial cut-stone fireplace inset with a log burning stove. There is a further window to the front and double glazed doors with Juliette balcony overlooking the courtyard. Behind the stairwell there is an inbuilt desk with shelving and most useful storage area. A window to the side gives a pleasant view across the market place. Continuing along the well lit landing we find the Bathroom 7'4 x 5'8 (2.24m x 1.73m) Fitted with a white suite including a roll edged cast bath with Victorian style shower taps and shower over, low flush WC, and pedestal wash hand basin. There is an obscured glazed window to the rear with exposed timber lintel and other revealed stone and timber features. Bedroom Two 13'2 x 8'6 (4.01m x 2.59m) As with the bathroom situated in the older part of the building and including occasional revealed stone and timbers and broad lintel set above the rear aspect window. Central heating radiator and courtyard window. Second Floor Master Bedroom 18'4 x 16'1 (5.59m x 4.90m) The principal bedroom being of generous proportion and featuring a deep chapel style bay window with Juliette balcony. There is access to the eaves which provide useful storage, central heating radiator and Velux roof light at the head of the stairs. Steps lead to a raised area rented from Derbyshire Historical Trust at a cost of ?10 per annum. To the rear of the property is a brick paved patio terrace set within an enclosed timber fence and gate. A right of way to the property exists from the car park at the rear and from Dale End via a path to the side of the house.
