"A well presented property in a lovely South facing position within a short walk of the town centre and River Dart.

The property enjoys pretty views across the town and of the River Dart, and benefits from a good sized paved terrace and a leased parking space nearby.

This has been a much loved second home for many years and would make a lovely lock up and leave bolthole.

The accommodation comprises of an entrance hall leading through to the internal landing were there are three good sized bedrooms and a family bathroom. Stairs lead down to the ground floor and the lovely open plan sitting dining room which is a spacious light filled room with glazed double doors giving access out to the paved dining terrace. There is a shower room also on the ground floor and the galley style kitchen with a range of wall and base units and a back door out to the terrace.

Outside to the front is a lovely paved terrace situated overlooking the town and River Dart. There is a leased parking space nearby on a 99 year lease from 1986 with a ground rent of ยฃ1 p.a.

Dartmouth is a beautiful waterside town, particularly well known as a sailing centre with excellent facilities for yachtsmen and its famous annual Royal Regatta. The town provides a good range of shops, restaurants and galleries and is surrounded by stunning countryside and a short drive from some of the most beautiful beaches in the area. There are several excellent golf courses within easy reach and railway links to London Paddington can be made locally at Totnes, about 13 miles to the north. Access to the A38 Devon Expressway at Buckfastleigh is about 19 miles away.
