"A recently refurbished two bedroom semi detached house with gardens. This unfurnished property is available for occupation mid March 2010 and benefits from gas central heating and double glazing. Situated within this residential area on the fringe of the town, the accommodation is within walking distance to the West Cumberland Hospital and is well placed to access the West Coast towns and industries. With a modern interior an early inspection is most highly recommended to appreciate the quality of accommodation on offer.

ACCOMMODATION VESTIBULE: Double glazed door and radiator.<br/>LOUNGE: Two double glazed windows, radiator, electric fire, TV point and telephone point.<br/>KITCHEN: Tiled floor, double glazed window, range of modern wall and base units, inset stainless steel sink unit, radiator and plumbing for washing machine. <br/>REAR HALL: Pantry with double glazed window, double glazed door and storage space. <br/>BATHROOM: Double glazed window, bath with shower over, W.C, wash hand basin and ladder radiator.<br/>BEDROOM: Double in size, double glazed window, radiator and built in storage space.<br/>BEDROOM: Double in size, two double glazed windows, radiator and built in storage space. EXTERNALLY Externally there are gardens to the front and rear.<br/> FACILITIES Heating is by way of gas central heating with an electric fire in the lounge. DIRECTIONS From Grisdales office in Lowther Street follow the one way system around the town centre and get into the left hand lane at the Police Station. Turn left onto Lowther Street and pass the Civic Hall and Esso garage. Head south on the A595 and at the Hospital roundabout take the second exit and follow the road up the hill passing the Hospital. Turn left onto Sneckyeat Road and left again onto Cambridge Road and the property can be found slightly further down the road on the left hand side. THE RENT The rent is paid on a calendar monthly basis, in advance, and excludes all charges for Services, Council Tax etc. DAMAGE DEPOSIT A deposit will be paid by the tenant, prior to the commencement of the tenancy, equivalent to six weeks full rent which will be returned at the end of the tenancy providing there is no damage, the Inventory is correct and there are no rent arrears. CONTENTS INSURANCE It is a condition of your tenancy that you obtain Contents Insurance for your possessions throughout the duration of your occupation of the property. You will need to provide Grisdales with proof of this Insurance before you move in. If you require a quotation from our Financial Advisor please contact this office RESTRICTIONS Tenants claiming Housing Benefit will not be permitted by the landlord.<br/>No smokers will be permitted.<br/>Pets will be considered at the Landlords discretion. THE TENANCY The property is offered on an Assured Shorthold Tenancy. Unless otherwise stated it will be for an initial six month fixed term but shorter or longer may be acceptable- please ask for further information. Should a short-term be agreed (ie. Less than six months) with the landlord, an administration fee of ?125.00 plus VAT will be payable to Grisdales.<br/><br/>It is recommended that you seek professional independent advice upon all aspects of tenancy. APPLICATIONS Applications for the tenancy are to be made to Grisdales. Each applicant over 18 years of age are to complete a LetSure Tenant Assessment Form

(available from the office) which is to be returned to Grisdales with the agency fee of ?75.00 per applicant.
