"INTRODUCTION This 3 bedroom semi detached family home has been competitively priced to attract those who wish to cosmetically upgrade their new home. Situated on a generous plot with good rear garden and outlooks to Benson Knott, this property offers great scope. Advantage of no upward chain! 

ACCOMMODATION Within the entrance hall are useful storage areas, understairs and a cupboard housing the electric meter and immersion. There is a wall mounted gas heater, telephone point and stairs to the first floor with UPVC double glazed side window.

The lounge has a front aspect from UPVC double glazed window and there is a fitted low level storage cupboard to the chimney recess.

To the rear the sitting/dining room has UPVC double glazed patio doors from which to enjoy outlooks to the garden. A focal point gas fire is set on a hearth and there are two television points fitted.

A galley style kitchen offers a good range of wall and base cupboards, sink unit and worksurface area. It is fitted with a gas cooker point and has a recess for a washing machine. There is a side aspect, lino flooring and part tiling to walls. Access to the rear porch.

LOCATION Kendal is known as the Gateway to the Lake District and is easily reached from Junction 36 and 37 of the M6 motorway. Lake Windermere is a short drive away. Kendal train station and Oxenholme station servicing London Euston.

Hallgarth is located close to open fields and country walks to Burneside and Cunswick Scar. There is easy access to local secondary and primary schools, a regular bus route into Kendal and all the amenities it has to offer. There are good links to the Lakes and Kendal bypass.  

DIRECTIONS From Windermere Rd proceed up the hill and over the brow until reaching the turning for Garth Brow on the right. Proceed down this road keeping left along Hallgarth Circle and continue for approximately 500 yards taking a left turn before the parade of shops. At the junction with Low Garth turn right and the property is to be found on the left hand side.
