"INTRODUCTION This well proportioned family home is located on the fringes of Sandylands, close to open countryside. It offers 3 bedrooms, good garden space and scope to further improve. With the added advantage of no upward chain, this property is ideal for families and is presented in good clean order. 

ACCOMMODATION The entrance hall has a UPVC double glazed door and telephone point. There are stairs to the first floor level.

A generous lounge diner has good natural light from large UPVC picture window. There is a gas fire which is set on a marble hearth with teak display surround. There are 2 radiators, television point and dimmer switch to wall. UPVC double glazed door leads into the sun room which has been added more recently and which enjoys a rear garden aspect. This has UPVC double glazed windows and door and wall mounted gas heater.

The kitchen has a range of wall and base units, sink unit and contour worksurface. Plumbing is in place for a washer, there is a gas cooker point and recess for a fridge and tumble dryer. DIRECTIONS Leave Kendal heading North along Sandes Avenue and into Station Road proceeding beneath the railway bridge into Shap Road. On approaching the Duke of Cumberland take a right turn into Appleby Road and turn right again onto Sandylands Road.
Continue past the Spar and take the 2nd left into Peat Lane. Proceed up the hill to the top and turn right into Ullswater Road. The property is to be found on the right hand side.
