"INTRODUCTION Situated at the head of a cul de sac on this popular development, this three bedoomed semi detached house will appeal to the local family buyer in particular. The larger than average plot is deceptive and the property is gas centrally heated and double glazed throughout.  

ACCOMMODATION The frosted UPVC double glazed door leads into the hallway. An inviting entrance to the property with laminate flooring, cupboard under the stairs and UPVC double glazed frosted window. There is a telephone point and half glazed doors leading to the lounge and dining kitchen.

The lounge has dual aspect windows and is decorated in a neutral style. There is a telephone point and a radiator and space for an electric fire. The Dining Kitchen has two UPVC double glazed windows with lovely outlooks over the garden. Semi divided from the dining area, the kitchen area has been fitted with pale maple style base and wall units with grey speckled work tops. There is a single sink with drainer and point for a cooker. There is a tall larder style cupboard and a double door cupboard and a radiator to the dining area.

Situated off the kitchen and accessed via a small hallway is a ground floor cloakroom with UPVC double glazed window, radiator and two piece suite. An attractive stable door leads to the rear garden. OUTSIDE To the front is a pleasant lawn area with pathway and perimeter fencing, mature shrubs and heathers add a splash of colour.

The rear garden has a lawn area with an arbour and patio area. There is a mature ornamental maple tree and lots of space for pots and tubs. There is an external tap and fencing.
 

LOCATION Kendal is known as the Gateway to the Lakes and is easily reached from Junction 36 and 37 of the M6 motorway. Kendal train station links to Windermere station and Oxenholme station services London Euston.

Nestling to the north side of Kendal, Burneside village is well positioned for town amenities as well as travel into the Lakes. The A591 Plumgarth roundabout is a short drive, affording further access to the M6 and the train station linking to Windermere and Oxenholme mainline is located closeby.  

DIRECTIONS Leave Kendal heading north. At the traffic lights on Windermere Road turn right. Continue past the Courts and under the railway bridge then past Carus Green Golf Club. Proceed into Burneside and in the centre of the village turn right passing the shop. Continue over the bridge turning right onto Hall Park. Follow round then take next right. The property is located to the left hand end of the cul de sac.
