"This is a three bedroomed semi-detached house which occupies a position in a well established residential development in the popular village of Little Broughton which is conveniently located for the A66 leading to the west coast towns and industries, Cockermouth, the Lake District etc. The property benefits from laminate flooring to the lounge and a recently installed modern kitchen. There are three bedrooms to the first floor, bathroom with shower, off road parking and a garden to the rear.

THE ACCOMMODATION ENTRANCE: with stairs to first floor, phone point, door to:<br/>LOUNGE: a lovely light and airy room with dual aspect, wall mounted gas fire and telephone point. Beech laminate floor.<br/>KITCHEN: Recently fitted with a range of modern base and wall units in beech with chrome handles and worksurface over with stainless steel sink. External door, useful shelved pantry.<br/>FIRST FLOOR LANDING: with airing cupboard and doors to:<br/>BEDROOM 1: double<br/>BEDROOM 2: double<br/>BEDROOM 3: single<br/>BATHROOM: with bath and shower over, wash basin and w.c. EXTERNALLY To the front is a paved area with off road parking. There is a garden to the rear. FACILITIES Heating is by way of gas central heating. Double glazing is installed. DIRECTIONS From the A66 turn towards Great Broughton. Proceed over the bridge, up the hill and turn right signed to Little Broughton. Proceed up the hill and turn into Kirklea.
