"Dovenby House comprises a large detached house which was formerly the nurses home of Dovenby Hospital. It has been converted to form four self-contained apartments, Flat C of which is now available to let. It comprises a spacious, light and airy one bedroomed first floor property which benefits from parking, use of a small garden, electric heating and a security intercom system. Ideal for a single working person.

ACCOMMODATION ENTRANCE HALL: communal ground floor entrance hall with stairs to first floor level.<br/>FLAT ENTRANCE: hallway<br/>BEDROOM 1: double<br/>OPEN PLAN LIVING/KITCHEN: incorporating sitting room and kitchen with ample worksurface, units etc, electric cooker point.<br/>BATHROOM: with bath and shower over, wash basin and w.c. EXTERNAL Single designated car parking space. Small communal garden areas. HEATING AND SERVICES Heating is by way of electric night store heating. There are telephone and television points (subject to application, licence and usual utility enquiries). DIRECTIONS Proceed from Cockermouth towards Maryport on the A594 - on reaching Dovenby village, turn left, whereupon Dovenby House is immediately upon the right hand side. THE RENT The rent is paid on a calendar monthly basis, in advance, and excludes all charges for services, Council Tax etc. DAMAGE DEPOSIT A deposit will be paid by the tenant, prior to the commencement of the tenancy, equivalent to a six weeks rent which will be returned at the end of the tenancy providing there is no damage, the Inventory is correct and there are no rent arrears. COUNCIL TAX The property has been allocated to Band A for further clarification please contact Allerdale Borough Council on telephone 01900 702702. RESTRICTIONS Pets, smokers and DSS tenants may be considered. THE TENANCY The property is offered to let on an Assured Shorthold Tenancy for a minimum period of six months. <br/>It is recommended that you seek professional independent advice upon all aspects of the tenancy.<br/>It is a condition of your tenancy that you obtain contents insurance for your possessions throughout the duration of your occupation of the property.
