"This pristine detached home of just under 2000 sq ft, is in a prime location within this sought after development close to BS9.

Overview

Tucked away opposite protected woodland, this executive family home has a superb kitchen dining family room, generous size bedrooms, ample parking, a sunny south facing garden and no chain.

Built in 2002, this popular development is ideal for families thanks to its proximity to Westbury on Trym, it s easy access to the city centre and its quiet location.

As soon as you enter the hallway, you get a feel for how spacious this home is.
There s a grand feel to the hallway thanks to its size and the central staircase.

The first room you come to on the left hand side is a study, this is a great work from home area. It has more than enough room for a workspace and two windows allow plenty of natural light.

Behind this room and with double doors that open to the garden, is the main lounge. The feature fireplace is a great focal point, and the additional window provides more light.

There is a separate dining room accessed via glazed double doors from the hallway. This has room for a large table that could easily fit 10 people without feeling a squeeze.

The hub of this home though, is the open plan kitchen dining family room.
At the back of the house, with doors and windows that open and give access to the south facing garden, this room perfectly suits modern family living.
The kitchen area has plenty of cupboard and worktop space, along with a breakfast bar, and has a range of integrated appliances.
The family area has more than enough room to accommodate a dining table and chairs, as well as a sofa; it s from here that the double doors open to the garden.

Off the kitchen is a very handy utility room, which also provides access to the garden.
This has a sink, washing machine and is where the boiler is housed.

Upstairs, there is a galleried landing, which like the hallway, has a feeling of grandeur.

All the bedrooms are a great size, and all have fitted wardrobes.
Two of the bedrooms have en suites, and these are in addition to the main family bathroom.
A storage cupboard on the landing houses the hot water cylinder.

Built in 2002, the current owner has kept the house in immaculate condition throughout, and in recent times has replaced all the windows and doors, as well as the boiler.

Outside

The property is on a prime spot within the development, tucked away at the end of a paved driveway and opposite protected woodland so there is a leafy and secluded feel.
There is parking at the front for at least four vehicles as well as having a double garage, that offers either additional parking or superb storage.

The back garden really is lovely.
This plot was specifically picked by the current owner when they were being sold off plan, and the garden was a big reason for this.
There is a decked area which is accessed from both the lounge and family room, this is a great space to enjoy the sunshine or alfresco dining..
The main garden is lawned and there are lots of mature shrubs and trees that provide privacy and colour to the garden.
It s a great size for families, but has been designed to be fairly low maintenance so the garden can be enjoyed as opposed to spending all weekend maintaining it!

Location

Royal Victoria Park has always been an exclusive, sought after location, thanks to its proximity to Westbury on Trym, with its shops, caf s, bars and amenities , as well as having easy access to Bristol City Centre and the motorway network.
The development is built within the grounds of Repton Hall, so literally on your doorstep is acres of open Parkland and Woodland.

In addition to this, Blaise Castle Estate is nearby, as is the popular Canford Park with its tennis courts and child s play area.
Southmead Hospital is within 1.5 miles and the proposed arena is within walking distance.

We think...

There are very few properties around that offer what this house does generous bedrooms with two en suites, ample living space, a lovely family room, parking for at least four vehicles plus the double garage and in such a quiet and sought after location."
