""It s a cosy house on a quiet cul de sac with bags of character. We love the south facing garden for the
summer and the log burner in the winter. The amenities on Gloucester Road are second to none, three family friendly pubs within five minutes walk and a plethora of cafes that people come from all over Bristol to eat at."

Bayswater Road is situated in the upper section of Horfield, close to the Muller Recreational Ground and a short walk from Horfield Common and on the doorstep of Gloucester Road, one of the longest roads for independent shops, cafes & restaurants in the UK. This includes a diversity of options such as FED cafe, Lunita s & the ever popular Tinto Lounge. A short walk away and further down Gloucester Road is Montpellier which houses very popular places such as The Bristolian Cafe & The Crafty Egg, both considered one of the best brunch spots in Bristol, as well as Oowee Vegan and The Cadbury House. For ethically sourced foods, coffee and more, Better Food, an organic grocery store, is also on just through Boiling Wells Lane in St Werburghs or Gloucester Road and is incredibly popular amongst the local community. For those in want of green spaces, Purdown is just a short walk away, as well as the beautiful St Andrews Park and Badock Woods, along with the Durdham downs and Blaise Castle estate being less than a 10 minute drive away. Buses run every five minutes from Gloucester Road and are also very regular on Muller Road and Ashley Down Road to the City Centre, alongside cycle paths for both cyclists and electric scooter users. The newly opened Ashley Down station also provides great links into the city centre and north to Bristol Parkway, which itself is only a 10 minute drive away. If you are in need of great commuter links, the M32 is a short drive away that links to the City Centre, as well as out towards the M4 and M5.

Impeccably crafted and showcasing superb attention to detail throughout, a fine example of a Victorian home on Bayswater Road, exemplifying quality in every sense. The focal point of the home is the sumptuous kitchen diner, with herringbone parquet flooring running underfoot, quartz worktops and beautiful crittall doors leading to the garden. The garden faces south, capturing sunlight throughout the day. The garden begins with a sizeable patio, leading to a pebbled area, resulting in the garden requiring little maintenance through clever use of evergreen plants. There are a variety of wooden planters across the garden, complimented well by trees and shrubbery. Moving back through the interior, you are greeted by the opened living room, essentially merging the original two reception rooms. To the front is the bay window, and to the rear is a second crittall door. In between is an assortment of period detail and stylish contemporary touches, such as the fireplace and neutral tones on display. Heading to the first floor, the primary bedroom commands the front of the property, boasting the bay window and a substantial floorspace. Adjacent is an equally generous double bedroom, used as a guest room with original floorboards underfoot. The interior is then completed by an eye catching bathroom suite, with shower over bath and a useful third bedroom, displaying bold decoration. EPC has been ordered.
