"2 bed unfurnished apartment with allocated parking. The property is ideally located for easy access to the M62 motorway network and being close to Warrington for all the shopping and leisure facilities available there. You are also within easy walking distance to the Gemini Retail Park. The property briefly comprises: Communal entrance with stairs leading to the apartment and on entering there is an entrance hallway, lounge with dining kitchen, two bedrooms and a bathroom. Externally there is one allocated parking space. Internal inspection is highly recommended


DO YOU QUALIFY TO RENT ONE OF THESE PROPERTIES?
To qualify to rent one of these properties applicants:

1. Must be able to proceed immediately.
2. Be over 25 years of age.
3. Live or work in the Borough of Warrington.
4. Must not have individual incomes in excess of ?40,000 and in the case of joint applicants must not exceed ?40,000.
5. Must not own any other properties or have their name(s) on a mortgage.
6. Must not have any bad debts as Landlord will not accept Guarantors.
7. Must be in full time employment and be able to afford the rent.

RENTAL PROCESS
Applicants who wish to proceed need to submit an application to the Housing Association who will decided if you match their criteria (see above). You will then need to complete a reference process which allows us to carry out credit checks and apply for references. This is at a cost of ?175 for a single tenancy and ?250 for a joint tenancy. Once satisfactory checks have been made, prior to moving in, cleared funds are required consisting of a deposit of ?670 plus one months rent of ?520. Reservations will only be confirmed once the reference fee and application form has been received.
