" Sowerbys are delighted to offer a bespoke built modern home finished in 2001 to the market.
The property was constructed as part of an exclusive gated development of just three executive homes all built by the occupiers. The location is one of the most desirable in the town surrounded in neighbouring roads by fine homes and within walking distance of the Grammar School. In fact the plot formed part of the magnificent Bowthorpe Hall grounds which is still close by. First hand inspection of the house is essential to see the modern living accommodation in a house that totals in excess of 3000 sq. ft. The owners have since constructed, remodelled and modernised some areas again and the house is presented in excellent order.

The approach is superb through two remotely operated 10ft wrought-iron gates into a paved driveway for the three properties. There is private parking on the driveway in front of the house as well as a double garage. The secure boundary is set on two sides by a beautiful old wall at a height of approximately 11ft which is enclosed at the front and side.

The property comprises a welcoming reception hallway giving access to a spacious sitting room with open fire, study, family room and open-plan kitchen/breakfast and dining room. This area opens out to an amazing covered outdoor veranda offering a dining, entertaining and BBQ area set with decking and having views over the garden which the vendors use all year round. Also there is a WC, laundry and utility room and stairway down to a basement playroom and gym. It should be noted that the five principal ground floor rooms have french doors opening out to the garden which is a delight in the summer months.

Upstairs there are five bedrooms, two of which have very useful built-in desks and storage and three bathrooms, two of which are en-suite facilities. Also there is a box room and loft ladder to two attic rooms.

Everything about the outside is a delight. The house itself is stunning to look at being built in a semi-Victorian gothic style reminiscent of a Rectory. There is a side courtyard and the rear garden is enclosed and beautifully landscaped and includes a vegetable plot with nine raised beds and 4.4m x 3.2m glasshouse. In addition, there is a summerhouse used as home office, in addition to the main office within the property which is a superb opportunity to use as work from home office or small business (subject to relevant consents).

The house is offered with no upward chain, heating is mains gas with underfloor heating to the ground floor and radiators to remaining floors.

WISBECH Wisbech is an attractive and historic market town commonly known as the Capital of the Fens. Near the bridge is a monument to Thomas Clarkson, an active opponent of the slave trade. Also of interest are the two market places, Georgian Brink and Crescent and the parish church of St Peter and St Paul, which has a fine 16th century tower. The Norman Castle has long since disappeared, but there is a house built from its stone by Thomas Thurloe, Cromwell's Secretary of State. Adjoining it is a great museum, one of the oldest in the country. In the area there is very good walking and cycling, farm shops nearby, theatre - amateur and professional, a swimming pool, library, good schools- including the highly thought of Wisbech Grammar School. The elegant National Trust property Peckover House and Garden is under a mile away with exhibits of curiosities and a 2 acre garden celebrated as one of the most important town gardens surviving from its period. The town is only 20 minutes from King's Lynn with its direct rail link to Kings Cross via Cambridge approx 1 hour 40 minutes. Peterborough is 23 miles away with its national rail links including a link to London King's Cross (48 minutes).
