A three bedroom, semi-detached, house offering scope for improvement and extension (subject to the necessary consents) with off-road parking, a garage, generous sized gardens and with the benefit of no onward chain.

No.42 was built in the 1930's with accommodation measuring over 1000 sq. ft. The ground floor comprises a long entrance hall with built-in storage cupboard and stairs to the first floor. The kitchen has a range of base and eye-level storage cupboards and drawers, single bowl sink unit with mixer tap, oven with four-ring hob and extractor hood over, tiled splashbacks, space for appliances and a door opening to the side. The bright living/dining room has a bay window with wooden seating to the front living area, a fireplace with feature exposed brick surround and shelving, the dining area has sliding doors to the rear garden. Completing the ground floor is a cloakroom with white suite, including a washbasin and WC.

The first floor comprises a landing with airing cupboard and three bedrooms, two doubles and a single; there are decorative fireplaces to the master bedroom and bedroom two. The bathroom has a white suite comprising of a bath, WC, washbasin and extensive built-in storage.

Outside, the property occupies an elevated plot and is set back from the road behind a lawned front garden with neat hedging and shrub border. There is a private driveway, which leads to the garage with up-and-over door, power and light connected; behind the garage is a separate store room. The enclosed rear garden is predominantly laid to lawn with a patio area, surrounded by mature trees, hedging, shrubs and with a high degree of privacy.

Girton is a highly favoured spot to live, lying just three miles north-west of the city with fast approach via the Huntingdon Road. Usual facilities are available and there is an excellent village school, the Girton Glebe, within walking distance of the property and Impington Village College is also easily accessible. Communications are excellent with the A14 and M11 being close by. Girton has its own golf course and the village is situated on the edge of open countryside, over which there are some pleasant walks.
