"A large one bedroom ground floor retirement apartment located in the Mill, a modern building occupying a riverside setting just a short walk from the town centre. This is an age exclusive development designed for those aged 55 years and over.
Built in 2001 by Taywood Homes on the site of a former Mill the modern replacement building consists just 18 generous sized apartments with an enviable riverside setting yet just a few minutes walk into the town centre. No. 30 is located on the ground floor with doors to the rear opening on to a patio overlooking the mill race. A part time concierge service is available. The apartments are for those aged 55 years and over. This is the only one bedroom apartment in the block, and immediate viewing is recommended.

The Accomodation The apartment, at around 686 sq ft in size, offers spacious accommodation with good size rooms.

The entrance hall has an entry phone system giving remote access to allow guests in. It has a storage cupboard and an airing cupboard.

The large living/dining room has a window to the side and patio doors opening to a patio area to the rear with fabulous views over the Mill Race and river, with a wooded area beyond. French doors open to the fitted kitchen.

The kitchen is fitted in a range of eye and base level units, work surfaces and a sink. It has a built in oven and electric hob. This apartment is one of only a few in the block with a kitchen window

The double bedroom has a built in wardrobe. It has an en-suite shower room with WC, basin and shower cubicle.

The bathroom has a WC, basin, and bath.

Overall the apartment has a nice feeling of light and space and has plenty of storage which is all too often lacking in apartments! This one bedroom apartment is larger than the majority of two bedroom apartments that we see! Communal Areas The communal areas are well kept and include the hallways and a resident's drawing room which can be used for socialising.

A concierge service is available - Roger, works in the mornings, 8.00am to 12.00pm, on week days and is available to assist you with many matters.

There are some communal gardens which enjoy this riverside setting and No 30 is one of only a few apartments with doors that open directly on to a riverside patio area.

There is a residents car park with gated entry. About the Mill Built by Taywood Homes in 2001 on the the site of a former Mill and designed as an age exclusive development for those aged 55 years and over (a younger age limit may apply to the top floor duplex apartments). It has a stunning riverside location and is immediately adjacent to the beautiful riverside meadows of the river Ouse. It is just a few minutes flat and level walk to the town centre and Most of the 18 apartments have views over either or both of the Mill Race and the meadows. A secure entry is provided with an intercom entry system. A concierge service is provided on week day mornings between 8:00am and 12:00pm. Roger is on hand for all types of assistance. Parking is provided to a gated car park. For apartments above ground floor level there are two lifts. A day room with a kitchen provides a sociable area. The Mill should not be confused with a warden assisted development. Tenure and Charges The property is offered on a leasehold basis - we are awaiting confirmation of the term of the lease.

We are informed that the charges for the property, which include a ground rent, maintenance charge and a service charge, are ?580 per quarter. We are awaiting written confirmation of this. Heating The property has electric heating. Location - Stony Stratford An attractive and historic coaching town referred to as the Jewel of Milton Keynes. The town is set on the north/western corner of Milton Keynes and is bordered to most sides by attractive countryside and parkland with lovely riverside walks. The attractive and well used High Street has many historic and listed buildings and offers a diverse range of shops that should suit all your day to day needs.
