"Upon opening the solid oak front door, one cannot fail to be immediately impressed not only by the character of this Medieval Hall house, but also by the quality that the vendors have instilled throughout this exceptional home. The entrance hall features a flagstone floor with an ornate staircase rising to the first floor overlooking a period fireplace. A door leads to a covered rear patio with heating and lighting. A beautifully presented drawing room features a stunning inglenook fireplace with solid, wide oak boarded floor and deep pile carpet. The discreet installation of an electric screen, blackout blinds and Lutron mood lighting, (as installed throughout the house),
can convert this room into a fully equipped home cinema using a smart phone. The dining room features polished plaster walls with wide oak floorboards, the option of using an open fire with removable hood, and bi-folding doors which open to the patio of the main gardens.

The beautiful Martin Moore kitchen enjoys a central island, black granite worktops, has installed a four oven Aga, is equipped with Miele and Sub Zero appliances, and benefits from a feature vaulted ceiling with electrically operated roof lights and air conditioning throughout. There is a very functional Martin Moore walk in larder and a Vale conservatory to the rear. This creates a comfortable family space with doors opening onto the patio and gardens. From the kitchen, there is a sizeable utilityboot room, and a door leading to a further WC and then on to the family room which was once an old Granary but has since been internally refurbished and upgraded to create an impressive space with a vaulted ceiling, Venetian plaster is used throughout and the room benefits from a substantial AV system, is sound insulated and located away from the main reception rooms. Beyond the drawing room is a fully fitted and equipped study, a feature door inside the substantial inglenook fireplace leads to the cellar below. The rear hallway leads to a further study area which was initially used as an area for the children to complete their homework. Attached to the side of the house is the former stables which have been transformed into a stunning bedroom or guest suite, with bedroom lounge area and dressing room combined. The bathshower room is incorporated behind a large "e;smart glass"e; double aspect wall. A lobby area has a separate front door which opens to the courtyard. Within the lobby is a glass spiral staircase leading up to the nurseryfifth bedroom and door to the main bedroom suite. From the main staircase, the split level landing offers access to three double bedrooms which include the principal bedroom and en-suite bathroom. The bedroom has a vaulted ceiling and windows to both front and rear, and has a large dressing room which incorporates an intricate vaulted ceiling, a further WC and an additional shower. The second bedroom suite incorporates a very modern design, featuring a beautiful stone effect bathshower room which overlooks the gardens. There is a separate dressing area and a door which opens to a balcony upon which one can fully enjoy the beauty of the south facing garden and grounds. Across the landing is a further double bedroom which benefits from having a vaulted ceiling, handmade gloss finished wardrobes and a view across the courtyard. This bedroom is served by its own separate shower room.

This driveway looks over a large duck pond which has a small jetty and a stream running into it which is fed by concealed pumps. Both the pond and the irrigation system are currently fed with water from a separate deep bore hole, which can also supply the house. There is a comprehensive irrigation system and water storage facility which delivers water to the entire formal gardens when required. The outside areas and entire formal gardens also benefit from having a 16 zone lighting system controlled via the Crestron App.

The gardens themselves are excellent, measuring just over 6 acres in total, and include shaped lawns with paved patios and meandering pathways, a tennis court, lightly wooded orchards and a grass paddock to the rear.
