"Absolutely delightful family home in central Seer Green location with lovingly tended rear garden and uninterrupted views across greenbelt land with grazing horses and attractive treeline beyond. This has been a happy family home for the current owners for many years and this is reflected in the immaculate d?cor and comfortable layout of the accommodation.

The covered entrance porch leads to the HALLWAY with two understairs cupboards - ideal for coats, shoes and storage and also providing a convenient location for the security alarm.
From the entrance hall attractive wooden part glazed doors lead to the reception rooms including the particularly comfortable and light SITTING ROOM with its central working fireplace with brick surround and marble hearth. The deep bay window ensures that the room is flooded with natural light. This room is large so the current owners find it convenient to use part as a study area which is then divided from the dining room with a bespoke custom made attractive display unit with glass shelving and internal lighting.
The DINING ROOM overlooks the rear garden ensuring that it is a charming place to sit and enjoy the views, particularly as the level of light is enhanced by the french doors to the rear garden and the window to the side.
The KITCHEN is another room which overlooks the rear garden and has a comprehensive range of eye level and base units with inset electric hob, with extractor over, and inset stainless steel sink with mixer tap. Integrated appliances include Bosch double oven with grill and Panasonic microwave. A breakfast bar area provides a useful seating area. The kitchen is open plan to a large UTILITY with matching units, one housing the water softener, and a large sink with drainer and mixer tap and space for appliances. A SHOWER ROOM leads from the utility providing a convenient facility when coming in from the garden and comprises a shower, pedestal wash hand basin and close coupled wc.
From the utility it is also possible to access the rear garden onto a side patio.

FIRST FLOOR

Upstairs there are three good sized bedrooms all of which are particularly light due to the number of double glazed leaded windows. The master bedroom has a comprehensive range of custom made fitted wardrobes with a combination of hanging rails, shelving and drawers with a dressing table unit with 'hollywood style' makeup lights to either side.
A second double bedroom has two leaded light windows overlooking the rear garden with spectacular views across the fields beyond.
