SUMMARY
A classic Edwardian villa with a stunning contemporary twist.

DESCRIPTION
This classically proportioned home has been sympathetically refurbished by the present owners and offers a wonderful blend of contemporary living with traditional style, yet still managing to retain the integrity of the era. The final piece of the jigsaw is the fabulous kitchen/dining/family room addition, designed by the eminent local architect Jeffrey Powell.

Accommodation
The recessed entrance porch opens into the reception hall, with the original turned staircase to the first floor and a wonderful new black and white mosaic tiled floor with under floor heating. A newly fitted cloakroom with a stylish white suite and under floor heated ceramic tiles. The main reception room was formally two rooms; with a deep square bay window, engineered hardwood floor and hand crafted built in cabinets and book casing. There are two original fireplaces, one a larger brick style and the other a pretty wrought iron grate with tiled slips.

The kitchen/dining/family room fails to disappoint in anyway; skilfully and ergonomically designed for ease of living with great attention to achieving as much light as possible, including superb bi-folding doors opening out onto the garden. The kitchen units are hand painted by Neptune, with honed granite work surfaces, incorporating many bespoke features like open shelving and larder units. There is a Redfyre range cooker with induction hob. The limestone flooring runs throughout complete with under floor heating, including the utility room, which also has matching units, oak worktop and Belfast sink.

On the first floor there is an elegant master bedroom with a large square bay to the front and stripped floorboards. Hand built wardrobes and book casing, together with an original cast iron fireplace. There are two further bedrooms on this floor and family bathroom, which has Travertine floor and wall tiles, a white suite with an independent shower over. There are two further bedrooms on the second floor, both with built in cupboards, although bedroom five currently makes a very pleasant study.

Outside
There is a small area of garden to the front of the house with access to the rear. The garden has been landscaped with a Travertine terrace complete with up lighters and an attractive backdrop of hung slates. An expanse of lawn with beds on either side, leads to the bottom where there is a further patio and a garden shed.

Location
Situated on the sunny south side of Chiltern Road this elegant Edwardian family home is within a comfortable walk of the village centre, with its eclectic mix of shops, pubs and restaurants and ever popular schools. At the end of the road in Dobbins Lane you will find the Tennis Club, together with the Squash and Bowls Clubs. The station is again only a short walk and offers a frequent service to Marylebone (50mins), on the award winning Chiltern line. The A41(M) can be found between Aston Clinton and Tring, offering a swift connection to the M25. Alternatively the M40 can be found at High Wycombe.
