NEW TO THE MARKET.............A substantial three bedroom semi detached property standing in a great garden with a separate log cabin and one of the best views in Wendover.


DESCRIPTION
Originally built in the late 1950's this impressive property now offers bright and airy accommodation with an appealing contemporary style perfect for modern living. The kitchen/diner is particularly well fitted with doors opening out onto the terrace. The large living room opens into a conservatory, which is makes the most of the garden and really is for use all year round as it has underfloor heating. Accommodation 
The front door opens into a particularly large entrance porch with cloaks and shoe cupboards. The reception hall has the staircase to the first floor and a refitted cloakroom with a modern white suite. The main sitting room has an open fireplace with a most attractive Victorian grate. Folding doors open into the conservatory, which really is an all year round room with a radiator and under floor heating. The outlook over the garden is wonderful and sliding doors open onto a terrace. The kitchen/diner is well fitted with a contemporary range of units, with integrated appliances and a ceramic tiled floor. Double casement doors again open out onto the terrace.
On the first floor there are two double bedrooms and a good size single. The family bathroom has been refitted with a white suite and complementary tiling, together with a power shower. There are views to the front stretching right across the vale towards Waddesdon in the distance, as well as spectacular views to the rear over farmland and towards Wendover Woods.

Outside 
To the front of the house there is block paved parking for at least two cars together with a neat border. A gated access leads to the rear garden. The rear garden faces due south and is laid predominantly to lawn with colourful boards and close boarded fencing. There is a paved terrace immediately to the rear of the house. At the foot of the garden is a further terrace making the most of the amazing views, complete with a pergola for outside dining. The Log Cabin is a proper solid structure, complete with three piece shower room, which makes ideal guest accommodation or home office.

Location 
Boddington Road is exceptionally well located in a cul de sac backing onto open farmland within walking distance of the schools and the village centre. Wendover offers an eclectic mix of shops, pubs and restaurants, together with the main line station offering a frequent service to Marylebone (45mins). The A41(M) can be found between Aston Clinton and Tring, offering a swift connection to the M25. Alternatively the M40 can be found at High Wycombe.
Education
Buckinghamshire has been renowned for its schooling for many years. Wendover has a strong selection of schooling; Ofsted rated 'outstanding' primary schools, the well regarded John Colet secondary school and the catchment grammar schools, Aylesbury Grammar (boys), Sir Henry Floyd (mixed) and Aylesbury High School (girls).
