"DESCRIPTION
Barons Court is a small development of just four properties in a private setting hidden away behind Baker Street. The owners have kept the house well maintained, extending the accommodation over the years and installing solar panels just over a decade ago which now provide a rebate of approximately £800 per annum

At the entrance is a double glazed door with leaded light glass panels that opens into a hallway. The hall then has an oak laminate floor and provides access to all the ground floor rooms. By the door is a large cupboard for coats and boots and further along the hall is the staircase. There are three receptions, a study, generous dining room that has sliding doors out to the garden, and a well-proportioned sitting room with a brick fireplace and chimney breast, and to the front a double aspect. The kitchenbreakfast room contains a comprehensive range of units with wooden doors and concealed lighting. The worktops have recently been replaced and are now quartz, as are the backstands, and there are drainer grooves running into the one and a half bowl sink. Integrated are a Hotpoint double oven and Siemens induction hob, above which sits an extractor hood. There is space and plumbing for a dishwasher, the floor is tiled, and there is an understairs larder. A side door is available to the outside. A separate utility is located off the hall that has a stainless-steel sink, plumbing for a washing machine, cupboards, and again an outside door.

On the half landing is a window and also a cloakroom with a wc and wash basin. Of the five bedrooms three are doubles, bedroom four a good size single, and the smallest still a comfortable single. The principal suite boasts a dressing area, more wardrobes in the bedroom, and a shower room refurbished eighteen months ago that comprises a contemporary white wc, wash basin on a vanity unit and extra cupboards, and counter top, and a tiled shower cubicle with an Aqualisa power shower. The family bathroom also has contemporary furniture, the wash basin again with a vanity unit, and over the bath another shower.

OUTSIDE
The frontage is a big gravel bay supplying parking for four or more vehicles. Between the double garage and the house is a covered and gated alleyway leading round to the rear.
The garden extends to some 100ft in depth and is made up of a substantial stone patio and then a lawn. At either side of the patio are raised brick planters and flower beds border the grass. Towards the end are a timber shed and a sprinkling of trees, and the whole is enclosed by close board fencing and enjoys a wonderful south facing orientation.

NB: The loft is sizable, has lighting, and comes partially boarded.
