"Malvern is situated on one of the area s best roads, highly regarded for its access to local amenities and surrounding countryside, including Chesham Bois Wood, and for its no through access making it feel very private. The house, built in 1918 in a classically Edwardian style, is set well back from the road behind a sizeable garden, which provides excellent kerb appeal. Behind its handsome double fronted elevations there are beautifully appointed interiors, which have been skilfully and sympathetically updated while keeping a number of the house s original features, such as solid wood doors and ornate coving. A recent two storey extension has increased the living space and a garage conversion to the rear has created a lovely studio annexe, which is ideal for an au pair or perfectly facilitates multigenerational living, such as older children or grandparents living at home. The house is set within attractively landscaped gardens that have been thoughtfully designed for entertaining.
The ground floor is dominated by the expansive, open plan kitchen, dining room and breakfast room which is ideal for social occasions, with ample space for formal and informal dining. The kitchen is a particular highlight, having been refitted in 2020 and including modern, farmhouse style cabinetry, a Belfast sink, premium AEG appliances and a large breakfast bar. Separately there is an adjoining laundry room with additional storage and space for appliances. At the front of the house, a charming sitting room with wood burning stove is an inviting space, leading through to a Victorian glasshouse style orangery which makes a fabulous family room and has magnificent views over the gardens, with outside access at both ends of the room. A study provides a quiet space for working from home and there is a useful cloakroom.

Upstairs, the bedrooms are arranged around a central landing, including an impressive principal bedroom suite which has a fully fitted dressing room, an en suite shower room and a free standing bath in the corner of the bedroom. The further en suite bedroom is well suited to guests, and the two remaining double bedrooms share a family bathroom.
Malvern is situated amongst attractive, mature gardens, fully enclosed and made to feel more secure with the addition of external CCTV throughout the grounds. Electric gates at the entrance open to a sizeable gravel driveway with EV charger. The lawned gardens to the front of the house are bordered by neat shrubs and flowerbeds, with the front boundary of established trees affording natural screening from the road. A tranquil koi pond leads around the side of the house to a relaxing seating area and outdoor kitchen under a pergola, a kitchen garden of raised brick beds stocked with various herbs, and a further area of lawn.
