"This well presented semi-detached house was built in 2011 by Cala Homes. Located in a quiet cul de sac, the front of the house has a small area of grass and a path to the front door. The bright entrance hall has a ceramic tiled floor and leads into the main reception room with sitting and dining areas and doors out to the garden. To one side is a useful large under stairs cupboard. The kitchen is fitted with a range of wall and base units and laminate work surfaces. There is a stainless steel sink, gas hob and electric double oven with extractor fan above, and spaces for a fridge freezer and washer dryer. From the hall there is a downstairs cloakroom with washbasin and wc. A wide staircase up to the first floor gives access to the landing, with a hatch to the loft. A double bedroom to the rear has windows with views to the garden and a fitted cupboard. The master bedroom has a front aspect and also has a fitted wardrobe. The family bathroom has a bath with shower over, wash basin and wc. The house benefits from gas central heating and double glazing throughout.

The property is located in this modern development with level access approximately one mile to the centre of Amersham on the Hill with its shops, restaurants, cafes and facilities including Marks & Spencer Food and Waitrose. Amersham station provides Metropolitan Line services to Baker Street and The City plus Chiltern Line services to Marylebone and Aylesbury. Amersham has excellent communications, within 7 miles of the M25 at junction 18 at Chorleywood and 6 miles from junction 2 of the M40 at Beaconsfield.
