"Steps lead up to a partially glazed front door into the entrance hall. On the left, the open plan sitting room currently has a feature fireplace and the original quarry tiled window sill and offers ample space for a dining area. From here, a sliding glazed door gives access into a conservatory at the rear. The kitchen has a range of light colour wall and base units with laminate surfaces units, together with space for appliances. A door leads out onto the rear patio and to one side is an access point to the garage. Stairs from the hallway rise to the landing where there are two double bedrooms, plus a single, all with built in cupboards. There is a shower with wash basin and an adjacent separate WC. An airing cupboard with a hot water cylinder and a hatch to the loft are both accessed from the landing.

Situation
Situated in a sought-after location, the house is convenient for the varied shops, amenities and the station at Amersham on the Hill, just under a mile away. Old Amersham, with its boutique shopping and many pubs and restaurants, and also a Tesco superstore, is also one mile away. There is a convenient ‘shortcut‘ to the train station at Amersham

(TFL Zone 9) which provides Metropolitan Line links to Baker Street and the City, and also Chiltern Line trains to London Marylebone. Amersham is located approx. 7 miles from the M25 junction 18 at Chorleywood and approx. 6 miles from the M40 junction 2 at Beaconsfield. The property also falls within the catchment of several leading grammar schools; including Dr Challoner‘s Grammar (for boys, co-ed 6th form), Dr Challoner‘s High (for girls) and Chesham Grammar (mixed).
