"With no passing traffic at the end of a cul de sac a high end finish throughout, and a sunny south east facing garden.

This stylish home has been carefully designed and refurbished over the years, with luxury treats which include under floor heating, water softener, recently fitted carpets and a boiling water tap.

The downstairs space is both beautiful and practical, with gloss floor tiles in the entrance hall with electric heating under foot and a good amount of natural light from the kitchen windows. The open living room dining room also allows plenty of through light, with French doors opening onto a smart stone patio.

The kitchen has been designed with excellent storage, and a range of sleek, handle less units. The breakfast bar is quite a feature, with plenty of space for family dining, extra storage below, and a wine cooler. Built in appliances include eye level ovens, induction hob, extractor, waste disposal unit and dishwasher.

The adjacent utility is fitted with the same tasteful units, and has been beautifully fitted with plenty of storage, utility sink, continuous flooring and down lights.

Both kitchen and utility have wet under floor heating through the central heating system perfect for an even temperature throughout and, with no need for radiators, this has enabled the optimum kitchen design and storage.

There is no compromise on the bedroom space even the smallest of the four could take a double bed, and each of the other three bedrooms has fitted wardrobe space.

The impressive master suite has views over the garden, fitted wardrobes and a modern en suite with large shower enclosure. The family bathroom has a fresh feel with pristine white suite and tiling, a bath with shower and glass screen, and an airing cupboard.

Bedroom Two is a super size with fitted wardrobes, and Bedroom Three features a lovely dormer window ideal for desk or dressing table, and also has built in wardrobes.

The garden is well maintained with a south easterly outlook, and is not overlooked from the rear. The patio should get plenty of afternoon sun, and makes a wonderful extension of the dining room in the summer months.

Nearby schools include Bearwood Primary and Windmill Primary, and there are neighbourhood footpaths to Barkham recreation field, play park and local bus stops.

A Few Words from Quarters
"It s lovely to see the care poured into this home by its current owners and knowing it s served them as a practical and versatile home for 17 years we know it s thoroughly family proof although it s so impeccably presented that it s hard to believe children live here!

We particularly love the under floor heating and, for pet lovers, we re sure they ll find their favourite spot to curl up and dry off.

The newly laid carpets throughout add to the comfortable feel and we suspect there s a good quality underlay too and the owners tell us these are stain repellent.

We re also told that all windows and central heating system were replaced in 2008, and there have been upgrades in the bathrooms and kitchen more recently.

If you re looking forward to unpacking boxes and enjoying a new home on moving day, we recommend taking a look around this gem of a home. Please get in touch with Nick or Teresa at Quarters Estate Agents, Wokingham, with any questions or to arrange your viewing"
