To the north, SM2 is bordered by the railway tracks parallel to Mulgrave Road and Peaches Close. To the east it is bordered by Banstead Road South and reaches as far as the Banstead Downs. The western boundary spreads approximately as far as Reigate Road. Belmont is located to the east of Cheam- an area which grew up around Chertsey Abbey. Banstead, to the south, also appears in the Domesday Book, with the recorded assets of 9 1/2 hides, a church, a mill worth £1, 19 ploughs and woodland. The total value of the area was apparently £8.
The area around South Sutton, or South Cheam as it is also known, has some very substantial and impressive character properties with high asking prices of around £1.5 million. These tend to be located west of Burdon Lane and benefit from proximity to Banstead Downs, as well as Banstead Downs Golf Club. Moving north, prices drop slightly, with detached homes on Glebe Road reaching asking prices of less than £900,000.First time buyers may wish to explore the purpose built blocks in the area to secure a bargain. Clare Lodge on Brighton Road has some less expensive homes in the form of studio flats, whilst Wellesley Road and Eaton Road have low rise blocks and Tollbar Court has a high rise purpose built block with a range of affordable accommodation, all with asking prices of less than £170,000. Belmont Heights is an attractive modern block where a two bed flat may be secured for under £200,000. Alternatively, those looking for a family house rather than a flat may be lucky in Mitre Close, where a three bed terrace can demand asking prices of around £310,000. Other affordable streets appear to be Downs Road, Brandy Way and Cumnor Road.
