Main Description
Located on Frances Street, only a 10 minute walk from the City Centre and all its amenities is this nicely presented two bedroom mid terrace. The current vendor has carried out an extensive range of improvements since purchasing the property in 2011, including an extension to the rear just off the kitchen. The kitchen and bathroom have both been upgraded with modern, yet sympathetic fixtures and fittings in keeping with the property?s age, something which is evident on viewing.

There are two reception rooms, one of which is currently being utilised as a snug but would lend itself to being used as a formal dining room if so required. The snug features an original cast iron fireplace with traditional stone hearth. On entering the main living room, it is clear that the vendor has a flair for interior design, with a bold use of colour which extenuates the space available and creates an inviting, adaptable living area. There is a feature doorway in the far corner leading into the extension, currently being used as the dining area. The kitchen is a good size and features wooden worktops, a number of wall and base units, a Belfast sink and space for a free-standing fridge freezer. In addition there is a useful utility area located at the back of the kitchen.

French doors take you out to the courtyard area, which is partially decked and has shrubbery overhead providing an element of privacy from the neighbours. The property can also be accessed via a lane to the rear.

To the first floor is the master bedroom, with two windows overlooking the front and a cast iron feature fireplace at its centre. There is a second good sized double bedroom and large family bathroom with traditional roll top bath, separate shower, cast iron radiator, w/c and sink.

This property is the perfect purchase for any discerning first time buyer or investor. The vendor has let this property since April and has benefitted from a 100% occupancy rate. An early viewing is highly recommended in order to appreciate the detail and quality on offer.
