" This canal side property is in an idyllic location and has been skilfully restored and extended by its architect owner. Entered via the towpath to the front door, with planted beds on either side. From the entrance hall, a door leads into the main reception room with a small ornamental fireplace. There is secondary glazing to the front windows and fitted bookshelves. Double doors lead into the conservatory dining room, which has a tiled floor, fitted cupboards and an internal window to the kitchen. There are bifold doors out to the rear and also a single door to the side with two steps down to the terrace. An internal door leads into a shower room with basin, WC and plumbing for a washing machine. Another door leads into the kitchen, which has white gloss fronted units. There is an induction hob and double oven plus spaces for a dishwasher, fridge and a separate freezer. A sliding door gives access to the breakfast room, which has double doors opening into the side of the sitting room to create a larger entertaining area. A door leads from the breakfast room into the study, which has a walk in storage cupboard and a window to the front with secondary glazing. There is a door to the entrance hall. Stairs rise from the side of the breakfast room to the first floor, where three generously proportioned double bedrooms are located. One bedroom has direct access to a shower room, with basin, WC, several fitted cupboards and a door to the landing. A glazed door leads into a lobby, which has an airing cupboard with a large hot water cylinder on one side. A door from this lobby leads into the bathroom, which has a bath, separate shower, basin and WC. Further stairs lead to the top floor, which is a versatile space with Velux windows on both sides of the vaulted ceiling. There is a small room in the eaves on one side. On the other side is a door into an eaves storage cupboard.

Situation
Surrounded by beautiful countryside, the house is set on the Grand Union Canal with the River Colne nearby. The area has many leisure opportunities including walking, cycling, riding, golf, cricket and water sports. Harefield Village has a selection of local shops, pubs and amenities. Rickmansworth, 3.8 miles away, has additional facilities and shops, including M&S Food, Waitrose and Tesco. More extensive shopping facilities are available in Watford and Uxbridge. Both Harefield Hospital (1 mile) and Heathrow Airport (14 miles) are within easy reach. From Rickmansworth there are Chiltern Line and Metropolitan trains to Marylebone and Baker Street respectively. Denham Station (3.4 miles) also provides a train service to Marylebone. The area has both state and private schools.

Outside
The garden is accessed from the conservatory, down two steps to the block-paved terrace, with delightful views of the River Colne and Lynsterβ€˜s Lake with its abundant birdlife. Further four steps lead down to the lawn, which ends at the river bank with beds to the sides planted with a variety of mature shrubs. "
