" Overlooking the north coast seaside town of Perranporth, Beach Dunes House is perfectly positioned. Just yards from the front door, you find yourself on the wonderful dunes with miles of golden sands stretching ahead of you. This wonderful individual home was built about eleven years ago with the owners purposely designing the space for offering high quality bed and breakfast accommodation. With five en-suite bedrooms and exceptional living space, gardens, parking and a double garage, this wonderful home will suit many buyers. Why don't you come and see for yourself? We would love to show you around.

Why You'll Like It
Tucked just below the renowned links golf course at Perranporth this fabulous individual property offers a wealth of possibilities and would suit many buyers. One of the first things that strikes you as you enter the property is the quality of this lovely home. The spacious reception hall with its impressive turning staircase is a room in its own right and is a fabulous introduction. We love the flexibility of the space on offer. The rooms have been arranged with great thought meaning that there are a number of options as to how the house could be used. It really would take very little to re-arrange the space to divide it into two homes or several apartments (subject to planning consent).

Beach Dunes House - Lifestyle
With five large double bedrooms, all with superb en-suite bath or shower rooms including two ground floor bedrooms which are conveniently next to a room currently used as an office (but which could easily be a kitchen) it is clear to see how the property in the past has been run as a successful guesthouse. The real heart of this home is the open plan kitchen / family room. Fitted with numerous high quality kitchen units and granite style worktops there is plenty of space to store everything, and naturally your eye is immediately drawn to the cosy four oven AGA which gleams along with granite effect worktops as the light from the inset ceiling lights reflects off the surfaces. For inside out living in the warmer months, there are three sets of patio doors which lead out on to the large sun terrace - ideal for BBQs. Practical matters are taken care of with a good sized utility and ancillary area which again has a door out to the terrace. With access to the double garage, shower room

(ideal for a post surf shower to save trailing sand through the house!) and a large room currently used as a gym, you really do have everything that you need at your fingertips to enjoy life in this enviable spot. A lovely large living room with three Juliet balconies is found on the first floor and again, consistent with the thoughtful design throughout, it opens onto a second lounge which can either be open plan to the main area or closed off with doors to provide a separate space. With a large home like this it is natural to consider the running costs and with this in mind, the house comes complete with solar panels which are owned by the property and contribute to keeping energy costs down.

Outside
Whether you opt to run a guesthouse or simply to enjoy it as a family home, one thing's for sure, in a location like this you will have plenty of visitors! There are two generous parking areas as well as the garage and as with inside, the outside space is very flexible and could be used to provide more garden if preferred. There is even a charging point for a motorhome or boat. The garden is extremely attractive and enclosed with a sun terrace, which has two sets of electric sun shades that extend right over the terrace. There is a low maintenance area and a lawn beyond. Head to the end of the lawn and you will be treated to amazing beach and sea views - there is nothing in the world quite like watching the sunset over the north Cornish coast and here you have the perfect spot.

Out & About
At the end of the lane, the footpath takes you straight out onto the sand dunes and coast path. Beach Dunes House is just far enough away from the hustle and bustle of the town but near enough to walk to the amenities. There are pubs, restaurants, a bank, fish and chip shop, shops and a petrol station - in fact everything that you could require for day to day needs. The excellent golf course and driving range are just behind the property and there are good public transport links to neighbouring villages and the city of Truro which is around eight miles away.

Why Not Come and See For Yourself?
It is just impossible to appreciate the size and quality of what Beach Dunes House has to offer without coming to have a look around. We would love to show it to you, why not give us a call to arrange an appointment.
