LOCATION:
Chudleigh is a small town in Central Devon between Newton Abbot and the Cathedral City of Exeter. It is very close to the edge of Dartmoor and in the beautiful Teign Valley. A short drive takes you to the sandy beaches of the South Coast or to picturesque family days out in Haldon Forest. Nearby "the Rock" is a natural beauty spot and attracts rock climbers who scale the range of routes.
Local amenities include 2 small supermarkets, various independent shops, an outdoor swimming pool, cricket field, football pitches, allotments, a skate park, two doctors' surgeries, a dentist and a library. There is an "Outstanding" primary school located in the town.
Chudleigh is a very welcoming and friendly town. It has various celebrations and  carnivals throughout the year and has been on the Tour of Britain route, for which the property provides a perfect vantage point.

DIRECTIONS:
From the A38, take the B3344 into Chudleigh. The property is  opposite the church.

GENERAL:
This well presented end of terrace period cottage is situated opposite the church in the heart of the village, within easy reach of the town amenities. This 1807 cottage has two reception rooms and kitchen, with 2 bedrooms, bathroom and attic room above. The house is fully double glazed and has central heating throughout.

APPROACH:
A short walk from the road down a shared drive takes you to the traditional front door. The property does not open directly onto the main road.

HALLWAY:

The cooking range forms the centre of the room, framed by the traditional stonework and solid oak lintel. This good sized kitchen provides space for a fridge-freezer, washing machine and dishwasher. The fitted cupboards at high and low level have plenty of storage. The double glazed window looks out into the Courtyard.

The Rear Porch has double glazed French Doors to the Courtyard.

The landing gives access to the bedrooms, bathroom and attic room by concealed staircase.

Lit by the double glazed window to the front elevation with views of the church. This sizeable room gives space for a king sized bed (and cot if required!) There is a built in wardrobe to the right of the room and a working open fire for frosty evenings.

Bedroom 2 also has space for a double bed. It overlooks the rear Courtyard with rural views in the distance.

The double glazed frosted window looks out over the Courtyard. The room has a white suite consisting of WC, pedestal hand basin and roll top enamel bath. This room houses the airing cupboard.           

ATTIC ROOM:           4.48m by 3.48m           14'8" x 11'5"
A narrow staircase leads into the generous attic Room. The traditional timber beams give the room character. The room is lit by 3 windows, with rural views into the distance. The room is currently used as a bedroom by the owners. There is plenty of storage available in the eaves around the room.

REAR GARDEN:
To the rear of the property is an enclosed courtyard and outhouse.
The courtyard can be used for growing flowers and vegetables, or can be a low maintenance area to rest and relax.           

OUT HOUSE:             2.44m by 2.10m           8'0" x 6'11"
